Now since Nov have a sale and purchase on the go. We were all set for exchange 12th March. The buyers solicitor and lender asked a question two days before exchange to the freeholder, now one month later we are still waiting for freeholder response!The freeholder was on leave, for a whole month!!!I’m close to banging my head on the wall!1

I feel like during this FTB period, weeks will go by with very little movement, then everything will happen on one day!
We are FTB at one end of a small chain, with only three parts. We are ready to exchange, but struggling to agree a completion date. The person at the other end of the chain is demanding a date that is too soon for us - for the sole reason that our mortgage lender requires more notice to release the funds. We’ve proposed completing a week later than their suggested date and they’re, apparently, really unhappy and not agreeing to this. They’ve been pushing all the way along - they had previously said they wanted to complete by today, but we couldn’t meet this as the survey for our purchase threw up some issues that we needed to investigate further.
My partner and family are all convinced there is no way this seller will pull out at this stage, even if we can’t meet their desired completion date, but I’m not so confident. I don’t know why in my mind I’m giving them the power as the “boss of the chain” but I’m stressing that as we’ve already missed one deadline they’ll be more likely to walk away if we can’t meet this one. Anyone got any experience, though I know it’s all anecdotal, that might put my mind at rest?!0 -
I saw @Wren14 post earlier saying that a buyer had requested an electrical check and that they would not be paying for it. I know it got sorted but just to say that the buyer may not have any knowledge of it.
After sending an email threatening a complaint - different story - my conveyancer sent me all the enquiries. They included:Are your clients willing to have an up to date electrical test carried out?
Are your clients willing to have the central heating system serviced?Neither of which I asked for and if they refused it wouldn't stop anything. As it happens, we live round the corner from the house we are buying and there was a heating engineer's van on the drive so I think they must have agreed.

Congrats to all those who have made it over the line this week, and hello to those of us still in the going crazy corner!Just when I actually thought I might be getting out of here this month, the EA called yesterday to say that 12 weeks in my buyer (a relocation firm who wanted a 12 week turnaround - pffft!) has now decided that they do need a homebuyer's report, survey and electrical inspection done after all. Oh joy! On the up side, electrical inspection is a week today and the homebuyer's on 22nd April so not long to wait, but still. I was properly miffed when I got off the phone. Isn't this process just the BEST!!!!Hope everyone manages to have a good weekend
