    Ah so chuffed for you @Josephgousto! They always say these things happen for a reason but it's hard to believe at the time! Hope all goes smoothly and no more than hiccups.... 
  • And we’ve had an email from the solicitors to say the buyers side will not get back to us till after the 5th April due to Passover/Easter... I absolutely give up

    Yeah we just had similar - 3 solicitors got authority at 4pm - the other knocked off at 3:30...

    My purchase is theoretically very simple - I'm a FTB, the house I'm buying is vacant with no chain. Mortgage and survey are sorted. Just one thing is missing now - the searches. They were started almost 2 months ago but we still haven't heard back. Every time I ask for an ETA the solicitor tells me a date two days in the future. Two days later and it's still two days in the future. Apparently they are using a 3rd party provider (Infotrack) which just says that they are "waiting on outstanding data from the Local Authority".
    Does anybody have any insights into what I can do here. Is there any point in chasing my solicitor if the hold up is with the local council? Is Infotrack a particularly slow provider?
    Dealing with the solicitor has been very pleasant and responsive otherwise, so I'm reluctant to annoy them too much if it's not their fault.

    I haven't dealt with Infotrack, but the majority of solicitor firms do use a search agent.  The search agent will usually give an estimated date of return and it is often accurate.  The solicitor can't expedite the searches unfortunately, but you could ask them about the no search indemnity policy if they are offering that as an alternative.

    called my solicitors for an update today!
    everything they need is back and ready, she was preparing a “report” that will be sent over to us tomorrow (so probably won’t get here until after the bank holidays!) that we have to read through snd also some paperwork we need to sign and send back- apart from that it’s all done and dusted!
    Completion should still be set for the 23rd & I am finally letting myself get a bit excited!

    So gave our authority to exchange today but we are doing simultaneous exchange and completion on Thursday. 

    I’m nervous and praying the funds arrive on time, they’ve been requested so hopefully they do because I have fully packed everything today and I also want to never have to speak to my nightmare buyer again!!

    We exchanged today!!! Now it's a 4 week wait till we complete, I guess at least plenty of time to pack.

    Random question and not sure if anyone will know.
    We are due to move on the 1st, now my mortgage direct debit comes out on the 1st, but the mortgage will also be getting paid off on that date - so am I going to be looking at paying both the old and new mortgage in one month? I'm dreading this as we won't be able to afford 2 mortgage payments!
