now there has been no movement ever since. is there a time table land registry has to fallow, or to they wait until last possible moment to answer? this is the only thing that is delaying our completion, every time i call land registry they only tell me a case worker has yet to look and see if all the documents are in order.
There's no set timetable and we don't wait until the last minute - applications are dealt with as quickly as possible but are very dependent on backlog and resource.
As you can see it was initially considered within 3 days of receipt (average is 9) and could perhaps have been completed then if in order.
As it wasn't it has been delayed albeit the solicitor has now replied.

Hi - when looking at a property to purchase we have been sent a MapSearch screenshot. This shows there are two Title numbers: {Edited by Forum Team} (which states 'pending first registration' and 'no details found' for the address) and {Edited by Forum Team} (which states 'freehold' and gives the correct address for the property). Does this mean the property has two title numbers which could make getting a mortgage on the property difficult? I have been told it is to do with crown land. Many thanks.
da_rule has covered it for you and I assume if they have sent you a map referring to two titles both are part of the sale/purchase.
Lenders can vary as to their lending rules but something to confirm with them and your conveyancer.

The details won;t be available until the title is registered. You need to rely on the conveyancers involved to advise you on the specific details at this stage“Official Company Representative

we just talked with the sellers`s agents and they said that the seller`s solicitors are waiting for a form to be signed by the seller and to be sent back to land registry, is this true? we are getting conflicting stories.0 -

There may be no conflict as the advice I have posted advised that they expected to proceed with it later today. That would mean considering further the replies to date and what, if anything is still required. If the solicitor has advised that 'more' is needed then it seems very likely that is the case but I won't know until later as mentioned“Official Company Representative

The reference is the conveyancer's own reference so would not be searchable in our own systems. Do you know the title number?“Official Company Representative
