We purchased the freehold of our house a couple of years ago meaning that we now own both the freehold and leasehold titles. If we asked our solicitor to dissolve the leashold before completion, how long is this taking currently? Is it something we would be able to expedite? Many thanks.

    Thank you very much for help with my previous query. A different question now! We purchased the freehold of our house a couple of years ago meaning that we now own both the freehold and leasehold titles. If we asked our solicitor to dissolve the leashold before completion, how long is this taking currently? Is it something we would be able to expedite? Many thanks.
    An application to determine the lease by merger is currently like to wait 4/5 weeks. It can be expedited though if there’s a linked and dependent transaction 
    The two tenures would have to be registered and held in the same ownership and capacity so check with solicitor as merging may not be possible for you as the seller but if the buyer buys both then they can apply to merge when registering their purchase

    Hello, my conveyancer is asking me to provide ID verification for an elderly relative who has no passport or driving licence (relative providng me with a gifted deposit of £2k). Would the Land Registry accept anything else, or is this the only way round this? eg if I change conveyancer as due to personal circumstances and lack of solicitor availability it is proving impossible so far to certify via your ID1 Form. I am due to complete some time in January or February so should have time, but am totally at an impasse with this now. I am at my wit's end and thinking I can't continue with the purchase, I've tried to get this done but also the relative is vulnerable due to Covid.  Thanks

Would the Land Registry accept anything else, or is this the only way round this? eg if I change conveyancer as due to personal circumstances and lack of solicitor availability it is proving impossible so far to certify via your ID1 Form. I am due to complete some time in January or February so should have time, but am totally at an impasse with this now.     ID verification is only needed by us with regards the parties actually involved in any deed for example transfer, lease or mortgage. If your relative is gifting you a deposit amount are they actually a party to the registrable transaction? 
    If not then the ID requirement may be the solicitor’s and not ours
    However if not and we need verification then form ID1 lists alternatives to passport/driving licence.

    Conveyancers, like lenders, have a variety of regulations to abide by particularly around money laundering and similar risks. You’ll have to ask the conveyancer to clarify why they are requesting same as it may be for other reasons. 
    At the same time, if not already done, it might be worth asking if other options are available for example a letter from her GP or caring professional?
