    HM Land Registry,
    Having been told my request to expedite my application has been granted, how long would a expedition take under current conditions if no problems arise.
    Expedition reduces the wait time for it to be considered. We quote 10 working days. 
    It’s then all about whether it’s in order of course but if it is then it’s normally completed shortly after being considered

    I am in the process of buying a new build property, did a search for it yesterday on the LR site and all the flats listed in the building (incl. the one I'm buying), only have freehold entries. We're one of the last remaining apartments and most others have completed, to my knowledge, they're all leasehold properties. Is it likely that the developer is just behind on their admin for the only entries to be freehold or is this a red flag?

    I suspect, if it’s a new build, that applications are waiting to be processed. I doubt if it’s a red flag but if you are buying then ask the seller/their conveyancer to confirm/clarify

    Hi all, 
    My other half is coming off his ex's mortgage and deeds. The mortgage has been agreed and as soon as the tenant is out this should kick in without my other half on it. How long does it take to remove a name of deeds? My solicitor has said 2-3 weeks. We are buying another property and this is holding us back but thankfully the tenant has agreed to a lump sum to leave the property by the end of next month. So, we are hoping this is our final hurdle. This matter has been ongoing since Feb!! 
  • We recently submitted an RX2 and deed of covenant to remove a dissolved management company from the title. LR disapplied for 3 months only. My lender won't lend unless its removed completely. Why would LR only disapply for 3 months and what should we be submitting/requesting to have it removed completely? All other houses in this estate will have the exact same problem and lots of buyers are having the same issue.

    More likely a 4-5 week wait currently. If it’s urgent then ask the solicitor to request it be expedited through the supported channel - they should know how

    An RX2 doesn’t remove a restriction. It disapplies it to allow a specific transaction to go through. If your lender won’t then proceed you need to explore what’s needed with them 
    if you want to cancel it then you need an RX3 application plus supporting evidence to show that the protected interest no longer exists. I assume you can’t do that though, hence the RX2 application to allow your transaction to go ahead

    Does this cost extra? Obviously, it's not our solicitor so they aren't in our favour but hopefully, they'll help because it helps end the matter quicker. Does Christmas affect the process? The tenant will be out by the end of November. Thanks in advance

    There’s no cost attached to our expediting it. The solicitor may look to charge a fee for their services though? 
    You can try yourself but we’d need documentary evidence to confirm sale/purchase 
    Seasonal changes can impact on everyone re available resources etc

  • Hello. I have recently inherited a house and have had it transferred into my name (thanks to advice from this forum). The title papers came the other day, and I noticed the below restriction. Is RX3 the correct form to remove it? What evidence do I need to provide?
