After selling a house, I kept a parcel of land on a new title. The title has a clawback provision registered which prevents me getting a mortgage on the land, which I now want to do. The clawback expired in 2018 so I contacted the solicitor who put the land on the new title and they said LR may be able to remove - is that correct?
You’d need to make an application to cancel the entry and provide any appropriate evidence. We don’t register ‘clawbacks’ so you need to check how it’s protected and then identify the right application form/guidance - I’ve linked you to the most common, namely a Notice or Restriction

Looks like an error re the date but colleagues are checking our records to be 100% sure. The solicitor queried this on 15th by phone so hopefully they’ll get a formal reply soon

    Hello LR Team,

    Happy Friday !

I am considering transferring a leasehold property from my personal name into LTD using DIY processing and
I have been through most of the formalities, but I need some clarifications:

Specifically, we will be lodging a CH1 along with relevant forms for application and transfer as my LTD will be borrowing funds from me and my wife:

    1) Could we include the names of Lenders in box 5 as: MR T & MS R ?
    2) Do we require ID1 for both me and wife as being 50% lenders each, both will be party to the transaction ?
    3) If seller and director of the ltd company buyer are same individuals, do we need multiple ID1s representing the
same individual in different roles, i.e. seller, lender and authorised signatory for buyer listed in ID2 ?
I am aware the ltd buyer will require an ID2 regardless.
    4) I am the sole Director of the company, am I considered authorised representative for ID2 or is there a need
to include company board resolution from both myself and my wife (each 50% shareholders) authorising me?

    Best regards,

    1) Yes but full names
    2) and 3) Yes for all parties inc company (ID2)
    4) See form ID2 which requires an individual to represent the company

All depends on whether it was an already registered property or a new one for example. If the former then 4/5 weeks but if the latter then several months.
Your solicitor, as they lodged it, would be notified when completed

  • Hi Land Registry,
The official copy of my Lease, has an invalid lease plan for the building and car park(black and white lease plan, however the lease makes color reference to color that is no longer visible).  My understanding is that the lease would have been checked on submission, there is a barcode on the official LR lease plan, is that a reference to something?
