    Hi Land Registry,
    The official copy of my Lease, has an invalid lease plan for the building and car park(black and white lease plan, however the lease makes color reference to color that is no longer visible).  My understanding is that the lease would have been checked on submission, there is a barcode on the official LR lease plan, is that a reference to something?


    The barcode is for scanning purposes only. It’s an internal marking 
    The lease is checked on submission but the responsibility for holding the actual lease rests with the landlord and tenant. If the copy we hold is lacking then you should check with/rely on the versions held by the landlord/tenant

  • Hello, I am buying a house that has solar panels and we required to do a deed of variation before we can exchange. What is the timescale for Land Registry to complete this once submitted with an expedite?

    If it is a deed that varies something other than the term/extent then the wait time is around 5/6 weeks currently. If the purchase is confirmed then speak to the seller’s conveyancer about their requesting expedition. If it’s expedited then the wait time is usually reduced to a week

    I am currently purchasing a house with two titles - one being Absolute Freehold and one Good Leasehold. My solicitor asked the vendor's solicitors to cancel the Leasehold title, however, they have said they cannot do this as there is still a mortgage on the Leasehold title. My solicitor has therefore said that on completion she will request them to be merged when registering the property under our ownership. 
    Is this a lengthy process or is it fairly simple?

  • Hi, I am FTB and purchasing a property that is 39 years old. The transfer from 1977 copy is illegible and it seems to be the official copy from land registry. Would it be possible to get a better version of the document? What can be the alternatives to overcome this issue please?

    My partner and I bought a house together December 2019 and unfortunately split March 2020. We have gone through the process of a transfer of equity and hit many hurdles, one being a restriction from persimmon on the land register. Can anyone advise what this means and how I sort it. We do have a solicitor looking at it but they are in a 'too and throw' situation apparently. Any help would be amazing?

    Neighbour and I have a Deed of Grant of Drainage registered against both our Titles outlining rights and obligations to use and maintain the shared septic tank in his garden.
    We are replacing the tank with a treatment system, and also moving it from the location identified in the Deed.
    It seems wise to reflect this in the Deed, either by amending it, or by cancelling it and registering a new Deed.
    Which of the above options is easiest, and how would we go about it. We used a solicitor last time but as we already have the basic wording as a template I assume we can DIY if we know the best process.

    You can’t amend the actual Deed so you’ll need a new legal deed between all affected parties to achieve any variation/amendment. 
    Any mortgage lender’s will also have to consent to the changes 
    There is no obligation to use a solicitor but we would recommend you do and I’d suggest you speak to your mortgage lenders (if any) as they may insist you use one anyway before they’ll consent 
    Application to register the deed against both titles is made using form AP1 with a £40 registration fee

    Its not a lengthy process as if the application is in order it happens at the same time as the purchase is registered.

    It will be the only copy we have. The seller may have a better one but if not then speak to your conveyancer about the risks and how you might insure against those for example. Some conveyancers/buyers get indemnity insurance against perceived risks that the Transfer contents impact on them for any reason
