I filled out a form for land registry as my husband passed away. They have replied with this so unsure as to what form i need to obtain the land in my name as stated in my husbands will.
The register contains the following restriction which we did not remove as part of the application.
No disposition by a sole proprietor of the registered estate under which capital money arises is to be registered except under an order of the court.
The restriction was entered to indicate that the land was held on trust.
So confusing!

I assume the register was in joint names along with this restriction. And you’ve updated the register using form DJP. But the restriction remains and you want to now know how to remove it.
If so then our PG 6 section 7 explains what is required.

Hi,
just trying to find out how many years are left on my leasehold? can this be done online?
also when searching around on the internet, i have noticed that on the gov.uk website that my property is listed as a freehold as well as a leasehold?
any idea why this can be? also is there a way of finding out how many years are left on the leasehold? (i am sure i was probably told when i purchased the property few years ago but i have now forgot).

I've ploughed some way through the forum but haven't come across my situation, so here it is and hoping someone can help :
my widowed mother died recently and the will left her freehold house (mortgage paid off) and a small cash sum in the bank to be equally split between her children. In the event of one of her children dying before my mother, that part would be equally divided between the children of the deceased parent.
My brother-in-law is the executor of the will, his wife (my sister) is deceased so his children will inherit my sister's share.
I want to buy the property (no mortgage needed).
The house has been valued by an estate agent.
I'm currently resident in France but have every intention of closing/selling everything there and coming back to the UK once I buy the house.
I don't want to use a solicitor or conveyancer - I know the house very well so no need for searches or surveys.
I'd like to do the conveyancing myself - the situation seems very simple so no need to fritter away any money unnecessarily.
Would sending the AP1, transfer deed (TR1?), the SDLT5 (the certificate from HMRC concerning stamp duty), the probate document and the relevant ID form (ID1) and identity documents to the LR be sufficient?
I've only just started to watch some of the LR videos on Youtube and I've obviously read quite a few posts in the LR forum so my current understanding is sketchy.

Check the leasehold register online. The register will confirm how many years the lease was granted for
If there’s a leasehold then there has to be a superior ownership out of which it has been granted. Often that will be a freehold ownership registered under its own title“Official Company Representative

Many thanks for your quick reply - that clarifies the registration side of things.
The other main aspect of the transaction is the payment - could anyone advise if the following possible scenrio would work :
brother-in-law (the executor of the will) opens a bank account only for the estate
I give him the money for the house and contents
He divides the final total money in the account as per the will to the heritors once the funeral expenses etc have been paid
I send my forms to LR to change title
Job done
Seems logical to me, and again - no need for a solicitor.

after searching my property on that site, there are 3 documents i can buy. Title Register and Title Plan and Flood Risk Indicator result.
would it be in one of those documents? do you know which i need to purchase?

Why. - because there’s a freehold and two leasehold titles attached to the address searched. Without the address we can’t explain further.
