JJA80.I have just heard from my solicitor, the piece of land objected to by Highways is just a minute triangle at the edge of the access, not all the access as I thought. We have agreed to accept Highway’s plan and my solicitor is liaising with Land Registry. Just hope my buyers can stop their buyer pulling out.0

If any objection is removed or the claimed land altered then hopefully it can be completed swiftly. Initial timescales are very dependent on your solicitor and Highways responding in a positive/workable fashion of course.
Very much all about good and positive comms now, especially re the chain but we can't really offer any ideas until the ball is very firmly back in our court. Next step will be your solicitor's response as based on your post we would then need to go back to Highways and they'd then need to respond positively of course“Official Company Representative

You need to follow any guidance provided in the letter itself and your solicitor should then advise as to next steps/options available to you.

Hi, can I ask a TR1 related question?
Currently buying my own place following separation from my husband. Condition on my mortgage offer is to come off the residential mortgage I was on for the marital home.
So, ex's remortgage has been offered, great stuff. What happens now? should I be receiving a TR1 form to sign etc. to transfer the property solely to him? How long is this likely to take once I receive the form and return it?
I'm so scared my seller will get fed up of waiting (he did it up and is selling it on, so no chain on his side) and just want a little glimmer of hope about how long I've got to go now!!!0 -

If you were registered as joint owners then the two of you will need to transfer the ownership using form TR1 into his sole name.
Once an application is made to us to register it the average timescale between receipt and consideration/registration is 9 working days. Everything of course hinges on it being in order“Official Company Representative

I wish to buy my freehold for the property we own mortgage free. I asked the landlord about it and he replied it would cost £400 and upon receipt they would send a Redemption Certificate. Couldnt find out what a Redemption Certificate was so I decided to find our who actually owns the freehold. Applied for title deeds from land registry and the registered owner is stated as the builders who built the property in 1978. Having checked on the building company I have found out that the company was dissolved some years ago and it doesnt look like the land registry info has been updated. How can I find out who now owns the freehold?0

Yes, currently own jointly, so TR1 will need completing. He says he's not had anything for signing yet, so not sure how long that will be.
But good to know once the forms are submitted it's fairly quick. I was fearing weeks or even months to process the forms!0 -

You'll need to follow through with investigating the company and how it was dissolved and it said assets dealt with. Our PG on Corporate Insolvency may assist
The redemption certificate may relate to a rentcharge which affects if you pay an annual sum (rentcharge) for example
