Caught an article on this on Radio5 this morning and couldn't believe the "free publicity" "spin" and complete tripe that was being spouted about it.
Houses will cost between £90k for a one bed and £150k for a three bed.
Is that with or without the land? Not much difference. The radio article didn't make it clear.
Want to sell to people with income < £35k.
So on less than £35k but need £150k, no problem. After all that's only 4.3 times income.
Expect to put them up in several locations.
Only have PP for one site and I couldn't work out from the radio story whether that was for one prototype house or one estate. Turns out it's for an estate of 36 properties in Gateshead. The homes "should cost between £90,000 and £120,000" and will be "aimed at households earning between £15,000 and £35,000 per year". I'm always wary when a salesperson says "should cost". With a household income of £15,000 I'm sure people will easily afford a £120,000 house.
Firstrung claim they are un-mortgagable as they are considered temporary structures.
There are plenty of 3 bed conventional semis in Gateshead on Rightmove for less than £120k.

FWIW, my sister in law is having a McMansion built in Aus. Cost (without land) is AU$200k (about £80k).
Presumably, this will include land then. Unless Gateshead builders earn a lot more than Sydney ones.0 -

I also actually said "firstrung" say they aren't mortgageable.
Mortgageability (!) is based on theoretical (or perceived (thanks SquatNow)) value. If lenders don't think they'll be standing or worth anything in 25 years they ain't going to be lending money against them.A house isn't a home without a cat.

i could probably poke a hole in my ikea table with my finger (the wood is that soft), at what point would i want a house made by them.
as far as i am concerned this just seems like a quick way to bypass the hassle of the planning process but you are still talking about 100k for a bunch of preplumbed shipping containers, i would rather go down the brown envelope route.0 -
How on earth can these places be mortgageable when one can't mortgage a mundic block property - most of them having stood already for 60+ years and no one even knows if it is mundic until invasive tests are done!0

Can you imagine the queues at customer services - it took me three goes to get the right amount of fixings for my bookcase, goodenss knows what would be missing with a 'flatpack' house!
