Is there a minimum property walkway / access size?

    Thanks for the replies. Yes, the particulars from when the house was last sold to the current vendor, whom I'm buying from, did show the property with a MUCH BIGGER side garden/access, and now in it's present condition, the access is almost NONE. If you can open the title plan link above, it shows what looks to be a much wider access area (half the width of the house I'd say, as the side garden).

    To my knowledge and the neighbour's knowledge, there was no selling off of land, the neighbours just told me that the landowner decided it was hers and moved the fence almost right up against the house! :-(

    This looks like the farmer has been annoyed by a previous resident and put the boundary annoyingly close just to be difficult. Speak to the farmer, you may be buying into a boundary dispute.

    The annoying thing is that the owner is not there, she rents the land to some horse owners. Do you not think that the title plan shows a much wider gap than the current 2ft? Where would I stand legally if during the renovations I simply had the builder move the posts 6 inches back so I had enough space to erect a more tidy / clean fence against it?

    There is a well established fence ending at the telegraph pole. How long was the walkway in use before the fence was moved?
    On the plan the boundary is straight and is parallel to the house. How does the new fence relate to that.

    Highly likely you would be in a boundary dispute.

    Yes I agree, it is looking like a boundary dispute. OP, you need to get hold of the vendor and see if she/he can clear this up.

    Looking again at Google street view, it looks as if the [original?] fence is still there and the new fence has just been used to extend the grass plot next to the house for sale.
