So it had an offer of £86,250 on it before (which may or may not have been the current vendor) and is now on market for £92,000 and current vendor has spent 2 years doing absolutely zilch to it and it's still a right dump.
Since you haven't exchanged yet = are you sure you want this house?

the past listing where it sold for £86K is the current vendor I'm buying from. In fact, there was a silent bidding war on it this time because that area has gone up a LOT and it's an area I love too, similar houses nearby sell for over £150K.
The only issue I have is the minimum access. I don't have a problem with the guy making a profit, that's just life. But there are very FEW houses in that area that come up for sale that are a project - hence I jumped on it-happily. I just am worried the min access is a bit too tight.0 -
The big price increase makes it understandable why you want it.
Looking at both sets of photos and it looks all the more likely to me that this bit of land that looked like part of the houses garden a couple of years back is still part of the houses garden now.
I gather the legal presumption is that someone will fence to the fullest extent of their land and that fence does look like it was done at the same time/by the same person that did the section of fence joining onto it (and that is definitely in this houses garden).
Which leaves me thinking one of them is after "adverse possession" of that bit of garden that the vendor has been parking on and the question is as to which one it is. Added that maybe that's the reason this house has sat there untouched for 2 years - no-one doing it up and no-one living there = because the 2 neighbours have been having a right row about just who owns that bit of land.0 -
Thanks for the reply. The other neighbours told me the reason nothing happened with it- the owner bought it for his son, who turned out to be a layabout and smoked weed all day with his mates in there, instead of doing it up, so the father took it off him and put it up for sale. The neighbours I spoke to were pleased to hear someone was going to be finally doing it up that is respectable and not just hanging around in there getting stoned. I can't see why they would lie about it, as it seems like a truthful reply since they saw the police being called out to deal with it a few times- lol!!!
I'd only want 6-12 inches extra width in the walkway, hardly any big deal, and heck I'd pay for a posh fence! :-(0 -
Also, here is a pic of the title plan the solicitors forwarded to me... it's the property within the red outline.
Even if this tiny drawing is to scale, the walkway looks half the width of the house- which is certainly more than 2ft, because the house is 11ft wide! Meaning the side garden / walkway should be about 5ft, and not the tiny little 2ft present! Do you agree? How would I go about proving this??

Are you saying you are buying from the vendor who was also the vendor at the time of the first particulars were prepared?
The photos on your first estate agency link show one which clearly isn't the same as it is now.0 -

On that photo (my post 27) the fence (belonging to the property for sale) is on the other side of the telegraph pole.
On this photo, it appears to have moved in line with the drain cover and concreted part of path parallel to your house.
If I've missed the part where you tell me the vendor sold that bit off, then apologies!0 -
