I'm with Pastures on this. If you don't like trees don't buy the house. Cutting down something that's taken 100 years to grow seems all wrong to me.
No reliance should be placed on the above! Absolutely none, do you hear?

If the shadowing trees are on your land you can get them cut down.

If they are mature, native trees, that would be such a shame. :(

Housework... what's that all about, eh? Having to nit pick this morning for this afternoon's "visitors". :)

Here's a fact: The more you do, the more you see that needs doing. I preferred my old method .... "find the last possible minute you could do it and start 2 minutes before that"

Like michaels' bathroom window - mine was frosted... I've never needed to clean it before, the air's very clean here, the window wasn't filthy... it just needed "a little wipe over".... it could wait, and did.

That takes me back...oh realise you didn't mean it literally. Your "visitors" are going to be grown-ups and hopefully nit free.

Grown ups carry it into the workplace and spread it among their childless colleagues.

The only "nits" I really worry about when selling houses, are some of the "nitwits" you get coming round apparently because they have nothing better to do.
"We don't want to live in this area but we thought we'd come and look anyway" (And be a PITA to you)
"We're looking for a ten bedroom mansion in the country, but we thought we'd look at your one bedroom urban flat" (Sigh)
"We don't like your kitchen and bathroom, but of course we're going to change it" (Double sigh, but at least they might buy I suppose)

Trouble is .... will I get away with it each/every time?

What you see as an issue others may see as a plus. I think you are overthinking the parking spaces, any viewers will have seen online the situation before viewing. I doubt it will be a deal breaker.

As for little kids playing nearby, again some people will view that as a nice area for a young family.

    Don't quote, will delete.

Agent phone call, first viewer is downsizing from a family house about 3-4 miles away. She apparently liked it a lot, it's bigger than other houses at the same price, esp Bed 2 and the garden being bigger than most/the others. She still has to sell hers, but has had a lot of viewings booked this weekend.

Second lot also liked it, but weren't more vocal than that.

    Well, that sounds encouraging! :)

    Fingers crossed.

Do you plan to always be out when there are viewings?

Yes... that's the whole point of an agent isn't it? You go out and leave them to it :)

There's nowhere to hide from them.... I nearly took my dirty knicker/washing in the car with me as I've just about run out of "hiding spots to shove stuff out of sight" :)

Not always.......when I viewed houses, sometimes the people were in, but they just kept out of the way!
And that's what I did when I sold mine. Unless I was due to be out anyway, iyswim.
