Allsop property auction on July 20, seems to have a lot of properties in or near Hertfordshire.

    Interesting ones I've seen:

Lot 40: 2 bed house in St Albans, cheaper area I'm guessing. guide price £350k+

Lot 55 - 59 1 bed flats created out of loft space above shops on main road in Edgware tenancies at ~ 10k pa, guide price £125k.

Lot 69 - 70 1 bed houses created out of a car parking area Watford guide £225k

Lot 67 Elstree pub, sadly with PP to convert to 4 flats. Big parking area. On main road and a conservation area. guide £900k+

Lot 73 - 74 s bed flat Elstree, squashed between busy road and train line. I looked at these when they were first built and thought over priced at £270k, guide price is £320+. Reckon they will go for over £370k now. They are both let at £15k pa, so low yield. You could let for £17k now.

Lot 106 Stevenage office block with PP for flats - see michaels post above.

    Lot 191
hampstead back garden, with access via the side path, but the bottom of the garden is nearer another road though landlocked. £75k+

    Lot 206
Luton flat tenanted, 67 yr lease guide price £45k

Lot 292 14 garages paying £40 a year. leases all running out in the next 30 years at varying times. guide £13k. looks a lot of hassle to me!

Lot 303 ground rents of 4 leases just created on the basements of 4 different houses. Total income £1200 pa, 100 yr leases, so no potential on extending leases. Being sold by a company with similar name to the new leasholders. guide £10k. Don't understand why a company would want to give away an extremely long lease of the basements and then pay back £1k pa, so after 10 years they will have paid out more than they get for the sale.

    Learning from our children.

Part 1: Meeting DS1 in a London park. After a yoyo text of "where are you?"

DS1: just send me a pin
    me: what?
DS1: then I can see where you are
    me: how
    DS1: whatsApp or FB
me: oh you mean send me your location
DS1: its a PIN, that's what its called!

We are sitting on the grass observing the life around us.

A guy slightly too smartly dressed for an afternoon in the park, walking up to a girl who said something offish to him and marched away, annoyed. He is then walking fast around the park, frantically looking at his phone. Approaches another girl, probably more discreet this time, as she shakes her head and walks off. He then continues walking fast, staring at his phone, trying to locate someone I guess. DS1 says its classic dating app behaviour, arrange a meet and then trying to identify your date. 20 minutes later he is still walking fast around the park, still staring at his phone. he then stops and talks to a girl for about 3 minutes, then she dismisses him and he leaves. Now we wonder if he was a cult recruiter.

Sounds like a dating app to me.

Well I must be getting better. Not only can I concentrate on doing this but I can also now sit in a normal chair. Had to use a garden lounger in the living room for several days. Missed 3 days of the music due mostly to lack of sleep. Lack of sleep due to burning sensation in most of my left side. The heat hasn't helped. I am still not back to normal but the burning thing seems to have gone.

It must be the season for it, because my poorly leg is feeling a hell of lot better after my last treatment. Haven't had the depressing, wearing, gnawing ache for three days now, just some mild discomfort and the odd twinge.

Tell you what..... I'll send you healing thoughts and you can send same to me! :):)

I have two identical pairs of convertible trousers. The type you can convert into shorts by unzipping the bottom part of the legs. I decided to travel wearing one pair in shortened form, and packed the legs for it. Only, I packed two left legs. :o:o:o
No reliance should be placed on the above! Absolutely none, do you hear?

I assume you mean the way the zips go? :D

Would they work if you turn one inside out? It may look a bit odd, but if it means you can use them?..............

Or, if it's the pockets, well, you could just have a pocket on the inside of one leg and tell everyone it's the latest fashion! :D

I think that turning one inside out would have worked, actually. Very clever of you to think of that without even seeing them!

There was something seriously wrong with the Lake District weather whilst we were there, as it stopped raining for two whole days. Indeed, the wedding was outside in the sunshine.
