    Something else I use is Coldzyme. It's a throat spray that you use at the first hint of a cold, etc.
    There's no drug in it......it's supposed to trap viruses.

    Again, no idea if it does work.......I still get some infections, but who knows if I'd have got even more without it, or maybe, without it, the infection would have been worse.

    Two sizes, one small and one smaller still. I tend to use it prophylactically as well e.g. if I've been trapped in a room with someone coughing or sneezing, etc.


    A third thing is First Defence, which is a spray you spray up your nose, so similar to Coldzyme.



    All can be got in Boots.


    On a bad day, when I'm out and surrounded by lurgified people, it's ...........hand foam, copious amounts, throat spray, surreptitious use thereof, and when I get home, the nasal spray! :D


    Followed by a bath in Dettol.

    Life's a b***h when, in the same week, you find that you have probably been conned out of about £1500 by a !!!!!! tradesman, then you get a much, much larger than expected tax bill, and then you win £25 on the Premium Bonds.


    It sort of takes the joy out of that win.

    Yes, it has, well three weeks ago, and during the week I was feeling really, really ill as well. :(

    The £25 win did lift my spirits for about..... a nanosecond, though. :(

    New build, bungalow, 3 beds, solar panels, underfloor heating ....

    Came on at £350k in December 2018. Since then it's been on with 3 agents and the price has dropped down to £325k ... and then, yesterday evening, it dropped to £300k.

    Phoned them, but it's an answerphone. Left a coherent message.

    Why do agents think it's acceptable to make changes/list properties then lock up the office and all go home?

    Pros: Price, location, it's new. It's a "good road"
    Cons: Orientation's wrong, no garage.

    Could do worse.... could do a lot worse.

    Is it worth £300k? If there were more new builds coming to market, there'd be a choice. This one's spent its money on underfloor heating and eco whatnot, whereas I'd have preferred an en-suite. :)

    I guess, without waiting, it's worth £300k.

    It obviously doesn't sit right with other people either, else it'd have gone at £325k over the months.... maybe there's a bad "flow feel" once inside. Something strange. Living room/kitchen's 18' square - although, looking at the floorplan, I think that's artistic license... one corner's Bed3, the kitchen side intrudes into the living room, leaving possibly only an 18'x10' strip that's living room. Maybe most people felt the bedrooms were too small.... Bed1 is 8'7" wide, Bed2 is 9'4", Bed3 is 5'6"

    I think the developer put too much importance on being "eco" and didn't think about how people live, want to live and expectations. It'd have been better as a 2 bed/both en-suite + a visitor loo....

    EDIT: Arranged a viewing, but they moved the goalposts. It was showing at £325k. It's now on RM at £300k, but as I was speaking to her she said "guide price £300-325k" so they don't actually want £300k, they want more. There are also two other viewings the same day. Their £300k lie was just to get people through the door, hoping one'd offer/have more than me.

    So, not overly excited about it in any case + it'd be easy to be excited about it if you weren't me + others interested + really wanted more....

    Originally it was very unlikely I'd just buy it. With all that stacked against it it'll just not happen.

    I revisited my figures.... absolute tops I can go is £301k. If I paid £301k for a home .... I'd not have any furniture (for months) and be eating beans on toast.

    I'll be interested to see what it does complete at. Probably way over my head when it's all done and dusted.

    EDIT 2: By the way, it's possible you may never, ever, hear the outcome of this... Monday is when the forum changes over and it'll be lock out/confusion/that didn't work time for thousands ... bet I'm one with a problem logging on.
    Never mind the others....... you are a cash buyer with no chain.
    If you like it, offer 290k and see what happens.
    Nb. Check the underfloor heating works. It might be that that puts people off. Plus u/f is not instantly responsive.......it can take several hours to start feeling the effect.


    Re. The Forum.......it says somewhere that it's Thursday 6th when it'll be down, and hopefully up and running all shiny and new on Friday 7th, so you may still be able to tell us what's happened.

    There's something to be said for making cheeky offers on say 20 or 30 properties that you like but which are a bit outside your price range. One of the owners may decide to sell to you and, besides that, you'll be first on the EA's list to contact if the asking price comes down.

    Say there's one on at £350k and you offer £280k. The owners will scoff at your jest initially. Then, they find just the place they want to move to, but they need a quick sale on their place. All the EA has to do is push you up a bit and the sellers down a bit, and he's got his commission on a £300k sale. What could possibly be better for him? So, he'll keep badgering the sellers until they accept your top offer.

    Only, you need to make the cheeky offers in the first place. Unless you do that, you're off the EAs' radar.

    What's the downside? Well, there'll be a few dozen people who think you're a loony for making a low offer that they have no intention of taking. But there'll be a few more who are vaguely interested, but have nowhere to move to yet. I expect you can live with a few strangers, whom you'll never meet again, thinking you're a chancer. You'll have even more fun if you do meet again and tell them about the bargain you picked up.

    Um I don't know if anyone else noticed, but the "Have a look at this" thread just disappeared the other day. Somebody has put up a new thread "New "Have a Look at This" thread"...

    Speculation has been that it was such a long thread it had been culled before Forum Move.

    So do you think it might be a good idea to start off a new thread for us, just in case? This one is pretty long after all!
