In trying to find somewhere to live I'm having to pick my way round the "most deprived" areas....

For the sake of those in St Albans, looking at the interactive map of "good and bad areas", all those around you are "good areas", without multiple areas of deep deprivation.

Comparing density of deprivation and pretty colours on the map, I am effectively trying to pick my way round Luton to find something affordable in a "not so bad bit".

I don't have whole of area available to me .... and, half of what's left can be written off as that's where wealthy people/millionaires live so I'm not looking there.

One doesn't want to be in one of these most deprived areas, nor sandwiched between two :)

    Nifty map. http://dclgapps.communities.gov.uk/imd/idmap.html

This map's 'invaluable' for spotting where ward boundaries are and whether a really bad area's in the next road... or if the red's starting to disappear. I will be buying in an orange area.... red=bad, green=expensive, orange=achievable.

I think we refer to it as part of the Greater Inner Herts Area?

And we have 3 sub-wards in the lowest 40% on the deprivation index so you can hardly say there is no deprivation ;)
    I think....

Well, December was a trying time for everyone, what with the election and all, and since Christmas, the weather has been awful, what with the wind and almost constant rain.
Not conducive to thoughts of moving house.

And it is still only January.

With the days lengthening, people’s thoughts will probably turn to moving from now on.

Can I just add my advice not to rush this important decision. It seems like you're in a very strong buying position, having taken the enormous gamble of selling your house. It would be a great shame to waste that advantage.

We're trying to sell MIL's house, and we have had zero interest here in London. If someone came along with a cheeky offer, we'd definitely consider it.

One issue seems to be that you're unhappy with your present landlady. In that case, why not find somewhere else? It means wasting some of the money already paid to her, possibly, but that's surely better than rushing into an unsuitable purchase. In practice, if your LL found a replacement tenant, you would be entitled to at least a partial refund.

Anyway, that's my unasked-for advice, not that people usually take much notice.

Looking at the IMD map for Sheringham, the most deprived area seems to be the golf course.

    Alleged "bounce".

As I was completing/submitting my tax return this morning, I did wonder if many sellers are setting this date as their "and once that's done I can pack everything away, get all this paperwork out of sight, file that year away and ... put the house on the market".

I wonder if 31 January is when they feel free to crack on with their next big job, selling the house.

Maybe the next fortnight will see hundreds coming up for sale :)
There's about 200 a week in budget (of all property types, in all locations, within 3 miles of where I'd like to be)... maybe that'll increase to 500+ a week.

While 40-50/day seems a lot, but when you've stripped out all the holiday caravans, ex council houses on dodgy estates, 1 bed flats, most other flats, houses that need doing up and places in the ghetto .... I'm never left with anything :)

Sounds eminently sensible to me, GDB. Advice worth taking!

Crumbs, PN! She chose a good moment to go, didn't she? NOT!

Having a very, very weak chest, I'm glad I don't have to go out and mingle too much. I started using anti-viral hand foam when I'm out, a couple of years ago, to try to avoid chesty bugs, which then set the asthma off and the inhalers don't work.
(NB. Anti-viral foam specifically, not anti-bacterial. Most chesty, nosy bugs are viruses, so anti-bacterial gels won't work on them. Boots sell it. I buy the large size and decant some into a smaller bottle for my handbag. Works out cheaper than buying the small bottles).

Someone I knew who was having cancer treatment was advised by her medics to use it while her immune system was down. I hadn't heard of it before.
Had a horrible cough for three-four weeks all over Christmas and into the new year.
Inhalers are now working again, thank goodness.

Who knows if these foams work........you'd never know if you'd catch more stuff if you didn't use them.
Obviously, washing hands is best, but I like to use it after touching door handles and supermarket trolleys, etc. etc. I'm not obsessive about it, just sick of catching chesty bugs.

Mind you, I haven't started wearing a surgical mask yet! If I were to, would I have to take it off when I go to the bank?

PN, interesting that your landlady was prepared to have a lodger, a complete stranger, and then go off abroad for a few weeks! With all due respect to you, she didn't know you from Adam, and you could get up to all sorts while she's away....... AirBnB letting, riotous parties, and who knows what! She's a braver person than I am, Gunga Din! :D

    I'm picking my way round/past the bottom 10%, bottom 20% ... and trying to achieve a bottom 30-40% :)

Yes if this was the House Buying thread, people would be speculating whether you'd somehow become an accidental tenant instead of a lodger if your landlord is delayed elsewhere/landed in prison/fell into a coma etc. for an extended period! (I'm kidding - there's no way that would stand up).

Ha ha.... I'd not wish to be tethered to this place.

My God the clutter .... I'll stick to my room/bit thanks very much - and count the days.

I believe the bf can sort things out .... e.g. if the leccy got cut off. But I'd have to send an email, which'd be a nuisance, as I've not got/bothered to get any contact details for him. She said bills are on DD, but there's always a chance somebody's missed one.

Pyxis, is this the sort of anti viral foam that you use?

We have a friend with Bronchiectasis, and she is passionate about using these hand washing sprays. She'll be interested to hear that there's an anti-viral version. She also wears a face mask whilst out of the house. That caused a few stares originally, but it seems to be becoming more commonplace these days.

Yes! That's the one! That's the large size, and you can get 50ml pocket-sized ones too.

I originally bought the small ones, then used those containers, when empty, to be refilled from the big one.
