    I always keep an eye on the weather when considering moving things around... don't want to put damp/wet stuff into storage... so, with another wet/wild/stormy front coming through I decided today would be dry enough to empty room entirely of everything I didn't need.

    Objective being: To only retain the basics, plus a few extra/small garments I might wish I had to hand, so that when I pack the car it ALL goes into the boot wihout any fear of needing to drop the back seats down.

    I've just got back from storage, I took 3 "under the bed" plastic storage boxes of "clothes I'd kept out of storage/here in case I wanted or needed them" + a bag of throws/spare bed linens + some big jumpers that are just for keeping warm and shouldn't be seen/used outside (shabby/poorly fitting, but good for keeping warm).

    I wanted to remove from storage: the empty box my PC/monitor/keyboard/mouse fit into + a double fitted sheet (ready for the next rental). Got the box, but couldn't immediately spot where my bed linen might be. So I figured "heck, you can always/easily pick up a new fitted sheet in the next 2 weeks", so wasn't bothered about not having the motivation to locate the right box/bag.

    I only go to storage when "the man" is present, so also checked with him when he's present/not, as I'll next go 2-3 days after moving into my next place.

    Just to confirm, the agreement I've received/just signed electronically, is a Lodger/Excluded Occupier License.

    I had an email from the company saying "... chap you saw is off ill. Here are our bank details. Deposit >£4k into this bank account..."

    So, as that is not the chap I saw (and I don't doubt its authenticity), I'll wander along to their offices later to confirm the details and pay the 6 months in full up front.

    That's how house buyers have lost their money: fake emails with changed bank details.

    The firm is legit; they are real, they are long-standing.... but, as I've time to walk into their office to confirm I might as well do so.

    I'll walk, it's just about 1.6 miles.

    They've also not asked me for any proof of identity or proof of right to reside etc, so, if the chap was ill, he's probably forgotten or not got round to it. He was a bit flakey/clueless when I met him. I think he's the Junior. I'll take some stuff/passport with me. It's possible the requirement is buried in small print somewhere in the extensive "Guide to Lettings" PDF they attached to an email (which, of course, I've not read).

    It's pretty normal to find that. It is through a proper lettings agency, not Gumtree or Facebook :)

    It is the imbalance in your rights that concerns me, I don't doubt that it is a good deal in terms of the rent for what you are getting.

    On an AST you would be safe from eviction for 6 months, thereafter be entitled to 2 months notice. As a lodger or excluded occupier, you could be turfed out with only a week's notice!

    To put the size of your deposit in perspective, recent changes in the rules on deposits require that a landlord can only take 5 weeks deposit, yet you are paying months up front.
