My reservation would be committing to 6 months. What happens if she can't adjust to a stranger in the house?
If you share a home with your landlady that makes you a lodger not a tenant and gives you far less rights.

It'd be set up as an AST, just like two strangers both renting in a shared house. So a full/proper AST is signed for the exclusive use of the rooms/en-suite and sharing a kitchen only.0 -

And I "didn't really want it", but I've an immovable deadline and it was the best I could find at the time
Others are in HMOs with many people and sharing bathrooms etc.
I didn't mind paying a few quid extra for what ticked a few more boxes on my wishlist.
Oh well.... I absolutely now have to almost take "the first thing I see that doesn't look like a bail hostel"
EDIT: Just viewed a bail hostel.... had to be polite when all I really wanted to do once he'd opened the front door was RUN!!!
Bit of an oddball, owns four guest houses within 100 yards of each other, all pretty much empty (six rooms occupied out of forty) so offering them as spare rooms. Trouble is .... they were pretty awful. 0 -

I WAS picked.... phone just rang, it was the agent.
I will no longer be 'of no fixed abode'
which is pretty handy.
Agent said he'd assumed I'd not been picked either when he'd not heard from her, so didn't call me.... but she had just taken her time to email him.... either she didn't realise the urgency, or mulled it over to finally accept that I'll "have to do"
All sorted.
Told you it'd be all right..... my pants are wearing a bit thin though as I keep flying by the seat of them

Next six months and beyond. After six months it goes rolling, so this is "THE address until I buy, or until it doesn't suit me".
Poor timing on the boiler!
It's "your job", being the man, to get this sorted immediately, without fuss. So we expect to not see you for the rest of the day while you placate the missus, while scratching your head and googling boilers/replacements/costs.0
