I'd brick up the window over the washing machine and have your wall units there, allowing you to either add another window or enlarge the existing window on the other wall. I'm guessing that looks out onto something more attractive than a wall? It certainly looks like it would let more light in.

    And definitely no flat roof.

Pretty much the whole of that wall where the oven and oven/hob are - the wall is being removed and about 4m of sliding doors will be installed. The dining room and kitchen are being knocked together.

the sliding/bifold doors are getting bigger, don't forget the steel work you will need to hold the roof up. I take it your putting the entire kitchen somewhere else if you removing it from that wall?

Yes, doors will be 4m at the very widest - probably more around 3.5m to allow room for furniture/bookcases at each end..

The dining room next door is 4.5m x 4m and we are having units along the 4m wall with an island infront.

Plans to be drawn in the next week for planning permission and building warrant.

The first course of tiles shouldn't be dropping like that. Have they always been hanging into the gutter that way?

There doesn't appear to be a lot of cover on the top course of tiles on the little plain tile bit adjacent to the kitchen window, either.

From the photos it does not look as though you have much garden and what there is seems to be up at a higher level.

What view will you get from the bi-folds? From your first photo it would seem to be a brick wall supporting the higher section of the garden.

I could understand having doors into the garden, but large bi-folds are usually used to open up the house to the garden with a great view on offer, but you need to have the garden to do that.

-Oh, it has been said already, but no to the flat roof from me too.

You are right, the garden is higher than the house. Some pics... http://fcpt9w.jpg
this is the view from the window. The little wall is 2m away from where the doors would be and it is 60cm high, with the ground going upwards from there.

love to see the pictures once your finished, personally I wouldn't be wasting money on big doors, there doesn't seem to be enough outdoor space on the same level to make it worth it.

What about the dog leg wall, why is it like that ? IMO it will have the Wow factor ......... WOW, why the f*** did they do that ! If you really want to do it you need to excavate the garden as well. Stick some patio doors in where the window is, another Velux in the roof and brick up that side window.
