Timescale re request to view and EA contacting vendor

When we were house hunting I'm sure the one EA firm left it until the last minute to contact vendors, we arranged several viewings with them a few days ahead and several times they cancelled in us on the day claiming the vendors were unavailable. I'm certain they weren't even asking the vendors until the day, it seems too much of a coincidence that it happened on several viewings through them but never happened with any other EA.
These are the same ones who also just failed to show up to two different viewings, we were waiting outside, even knocked doors and they just never turned up and nobody at home meant we didn't get to view.
It was just a shame that so many people locally use them as we really didn't want to buy through them but if they are the chosen agent of the house we wanted we didn't have a choice. The house we ended up buying was through them and they were a joke from start to finish.0 -
Dont know if you can read previous threads but I have another thread about my buyers keep disappearing just as they are about to sign..
They came back on the scene on tues after my house was relisted last friday and I had also put the price up a little up on what they were paying.
As far as I was concerned they were'nt a "ready willing and able buyer"
and kept messing me about - So agreed with EA to put it back on.
The "buyer" is now asking for another viewing prior to signing and "apparently" has arranged to go into solicitors on the 20th May to sign paperwork... Then arrange for exchange and completion.. Twice already this has been cancelled and they have failed.
The EA had someone else supposedly interested and they should of come to view on Monday but failed to show..
Also someone else interested in viewing but again no confirmation of a time to view.
I do the viewings myself.
Call it women's intuition but I have set someone up to request to view.
I really hoped I was wrong.
However still no contact from them in respect of these NEW viewers..
The whole scenario is really starting to stink.
And honestly at theis point I want to crawl in a ball and just cry as I am so fed up with them all0 -
I told the EA this week I no longer trust my buyer and will happily accept other viewers and not put it back on as STC0

Do you mean you put someone up to it as some sort of test?
Maybe the EA didn't take them seriously?

OP - what have you told the EA about filtering offers? In the eyes of the EA, the stooge you put up is merely just another random who's walked in off the street, and may or may not be proceedable. Unless you're explicitly asked that every single viewing request is entertained, even from tyre-kicking dreamers, then you might want to cut them a little bit of slack. Unless of course you like having your time wasted....0 -

Basically he was a cash buyer recently divorced looking for a suitable property for his weekend access for kids.
How flexible was the vendor on the price and looking to view asap0 -
So my would be viewer has just phoned to chase a time to view
There response "they have been trying to contact me and are waiting for a response from me"

Now might be a good time to phone them up, and innocently ask if there's been any interest.
Who knows, perhaps they genuinely left a message on the wrong number?0 -
Why not phone them and ask if there has been any additional interest then take it from there?0

They have both my work email and personal I'm sat at my pc all day..
Started to use my work email a number of weeks ago so I could record delivery and read receipts with everything. Just for the safe side0
