    Interesting house. Brand new but they've managed to make it look tired and dated. Only the cooker hood belies the 1990s design.

    To me that looks like the downstairs loo was supposed to be next to the front door, as it frequently is, but for some reason they couldn't get it to fit, so pinched a bit off the kitchen and living room instead.

    I agree, a very strange layout.

    I recently visited some friends who have remodelled their home and the loo is smack bang next to the lounge, and it was all tiled so nothing to deaden sound. I was very conscious of the way noise travels when using the loo, not a comfortable experience.

    I found it a strange "design" ... it seems to have been bodged in a few areas... with a few "modern ideas" tossed seemingly wrongly into the mix. The loo shoved in the middle's a curious choice.... it'd have been better by moving the door, or building a "sticking out bit" to house it beside the front door.

    I'm a fan of proper lights in a room - things that hang from the ceiling that you can stick lampshades onto.... it's got none.

    The photo of the exposed copperwork and plastic piping under the bathroom sink surprised me .... that's a rare feature in a new build. Somebody forgot the sink shroud.

    The floorplan doesn't match the photos either.

    Our estate agent. The one selling our property. It isn't on with the same agent We just asked his opinion of the asking price given his knowledge of the local area.

    I think the low offer would be worth a try but it's spring and not the greatest time of year for optimistic offers.

    I totally agree. We have totted up what we think we would want to spend to bring it up to scratch and it's around £5k. I begrudge the thought of paying to spruce up a brand new house but we are struggling to find anything we like in the area we're looking at. Although not overly pricy, property is few and far between around that area. Things like sink taps and lino flooring are obviously done on the cheap. They've installed a bath taken from the 50's and sinks with plug chains.

    On a side, we have viewed it from the outside and it is quite an attractive looking building and the garden is a good size. Plenty of space outside.

    Much better to get yours on the market, find a buyer, then approach the developer when you're able to begin negotiations from a stronger position.

    Right now you're not going to be viewed as an attractive buyer, and therefore the seller is unlikely to give you any concessions.

    In a previous house the kitchen was Howden's. The "carcass" (units) were good. Unfortunately, the Lamona white goods were awful and developed faults just after warranty period.

    I would never, ever have a house with the Lamona range.

    Doesn`t look worth 190k, and no outside shots are a red flag.

    Can you qualify that by letting us know your experience of the housing market in King's Lynn?
    Or even by spending 30 seconds on rightmove looking at that area? If you do, you'll see that this property DOES in fact look quite good value.

    My mum had a howdens kitchen installed 5 years ago. Against the advise of many, she also went with the cheap entry range 'lamona' white goods. No surprise that the oven, and washing machine both went wrong within 18 months and required replacing.

    We had factored the purchasing of new white goods into the £5k allowance for improvements. Look at that hob 😷
