What to offer on this house...

Afternoon all.

We're in the process of putting our house on the market and have found somewhere we like, although the finish inside isn't particularly high end (it's a new build).

There are still 4 out of the 11 plots for sale and have been for sale since October last year. Currently on at £230k. Our EA suggested being cheeky and going in at £190k. He said that as they've been on for a while then it's that they're overpriced and knowing how builders work, they're probably starting to get a bit jittery.

Is that a worthwhile offer or is that a bit of an insulting one?

    Any offer is unlikely to be taken terribly seriously until you have an offer on your own property, from a buyer with a complete chain.

    All you can do at this stage is get an indication of what price level the developer is prepared to sell at, but I would be amazed if they would consider accepting an offer if you've not yet got your own property on the market.

    you will be rejected if you haven't got an offer on your own house, as a vendor you would be at the bottom of the pile.

    If the OP offers £190k, and the vendor accepts £190k, then it's worth £190k.

    But yes, no outside shots (especially when it's a house) is something of a red flag....

    If the OP has viewed the property presumably he is happy with the outside?

    I don't see anything wrong with making a low offer, as others have said the worst that can happen is they say no. The estate agent may even know what others have offered for them to suggest that.

    The estate agent who is trying to sell the houses or the estate agent that you are going to pay to sell your own house?

    Look at picture 9. Look at the plug sockets that are obviously supposed to go one each side of a bed. Now how are you going to get into bed on the window side. The plug socket is very close to the outside wall where the window is and under that window there is a radiator that sticks out. If you put the bed between the sockets you will have very little space between it and the wall.

    It isn't a very good design downstairs. There are very few straight walls. The kitchen is a funny shape due to where they have put the downstairs cloakroom. Unless the sound proofing is very good you will be able to hear your guests using the toilet while you are sitting in the living room. You will also hear them while you are in the kitchen. I wouldn't like to be able to hear the sound of a loo flushing over something I was watching on the telly.

    The fact that they have included built in cupboards on the floor plan for the master bedroom makes me think that there isn't any room for furniture in there.

    I wouldn't offer anything for it. Too many things wrong with it and much too small.
