  • There is no comparison between the two properties yours looks tired and outdated and theirs doesn't. You need to lower your price and freshen up your decor making it more neutral.

    The pictures of the Thomson avenue flat are miles better than yours, that's the style of photography you should be aiming for. They also have a much more modern kitchen which must add some value.

    Photos are awful - it looks like you have taken them yourself. I am shocked that the agent has taken them without even suggesting you put lights and lamps on before pics taken (but then again I went round and put all the lights on in my home, without being asked, as I knew it would make the pics better!)

    However if I was looking for a place, and the price was reasonable I would view - looks like its priced too high.

    I cannot get past the look of the concrete building it is so depressing and I would not want to come home to it.


    Inside is a different matter and I cannot see any obvious problems apart from the lounge looks very cluttered and I cannot tell if I am looking at shelving all over the dark wall or a mirror reflecting shelving. Difficult to see properly.


    Floor plan a must have.


    I do agree with others that the flat that sold for 70 is immaculate and looks fresh and spacious without any clutter

    Being in Scotland the sale wouldn't be recorded with the Land Registry since the Land Registry only covers England and Wales. The sale of 29a Thomson Avenue is recorded with ROS, £70k on 2nd September 2016.

    Offers over is a very common way of advertising properties in Scotland. You need to remember that our buying and selling process is quite different to that in rUK. However, I think in the OP's case a fixed price might be a better way to go along with ditching the agent and using the one 29a Thomson Avenue engaged.

    trying to answer as much as possible from the replies.

    1. their kitchen was actually done after ours, just different tastes i suppose
    2. there are literally hundreds of shelves in the living room, we thought the brown wall would hide them. maybe we should take them down and re-plaster the wall.
    we actually emptied a lot of them to minimise the "clutter".
    3. they do have an en-suite, they knocked the main bathroom through to their bedroom and then a cupboard to extend the cloak bathroom.
    4. we have actually tried to freshen some of the more wacky colours since we bought it but the brown wall is something that up for discussion.
    5. i cannot figure out how to "update" it without removing things like the formal dining room, any ideas?

    Also our main pic has now been changed - kitchen now as apposed to outside view but its still in there.

    The EA is a big one in our area but i agree i dont think we see eye to eye.

    Why do you want to move? 3 beds is usually enough for most people so it there a particular reason as to why you want to move?

    Thats a little bit harsh to be questioning someone why they want to move...but I guess the question could be is there a underlying problem with the area that may be putting people off....

    I do agree that the flat that the OP is making comparisons with is far nicer in terms of decor compared to the flat that is now being marketed.

    OP I also understand you reluctance to drop the price but the reality is that at the price you have set it's not achieving any interest....therefore you either have to hold out until prices increas which could be quite a while or indeed lower the price to see if that at least generates viewings.

    Just out of interest are there many similar properties for sale at the moment within a 1 mile radius....that may be a factor that you need to consider if there is lots of choice there is likely to be less viewings

    The thing is, anyone looking for three bedrooms expects to see three actual bedrooms. Lots of people cannot visualise a room's purpose without the appropriate furniture in there.

    Also, the sold prices on RM are significantly lower than the price you bought at - the flat round the corner isn't necessarily going to be something anyone knows about when they are looking at yours.

    It is always price which is the issue if you are not getting viewings. You can tweak the listing and the photos but it might not make much difference.
