Whatever happened about the floorplan? You said that you were away to ask the agent - what did they say?
They said they were working on it.... it slipped my mind but I've just chased it again now.
Thanks!0 -
I would say the lack of a floor plan would put me off. Unless there was a wow factor in the photos which made the place stand out, this wouldn't get a look in from me.
When we were househunting, one key factor that we had was that the rooms had to be a reasonable size and the layout had to be practical. After price and location, the next thing I looked for was more often than not a floor plan, as, no matter how nice the property, I wasn't interested if the layout and size didn't work for me.0 -

The photos all look blurry and out of focus too, I'd want them redoing if it were my house.
See this is my feeling but they want to charge for new ones.

the other flat offically falls on thomson ave. no.29a.
but if you look at the outside picture of our flats, theirs is the other side of the drainpipe on the front. the only thing of theres on thomson ave is the close door and a bathroom window.0 -
Remove the door which is propped up in front of the dishwasher or fix it. I would think if someone cant be bother to fix it then what else is wrong with the place that hasn't been fixed.0

Around our way I would be put off by the 'offers over' bit although I don't know whether that is more normal in Scotland. Some of the rooms look a bit long and narrow and there's no introductory patter on the description - it just goes straight into the facts. A good estate agent is usually good at the patter so I'd be a bit worried that yours isn't making a good impression.0

The EA asked me to put it there, it was infact stashed away because we've had to replace the "inbuilt" washing machine with a freestanding one. she said it showed "we had the door" for the fitted parts.
It wont fit on the machine and its too tight to mount on the cupboard wall so i've hidden it away normally.
Offers over is pretty standard up here unless its a new build.
the only rooms that are "long" are the kitchen and the living room, most others are pretty "square"0 -

29a does not have any sale recorded against it on the Land Registary - Sometimes they can be missed off but I am not convinced it has been sold. How do you know it was sold for £70k? Looking at the pictures on its history though it does look much nicer then your listing - sorry if thats not what you want to hear but the difference is more then "minor" IMHO
My advice - drop the "offers over" tagline - they dont work, drop the price to £65k if you are reluctent to go much lower, get a floorplan made up and get some new pictures taken.
29a history incase anyone is interested

Here is the property in question on Zoopla: link. Sale price of £70k in September 2016.
I think the lack of a floor plan is off-putting but you are already addressing that. I would agree that the pictures are not the greatest.
The other flat appears to have had an en-suite, which you don't appear to have (?) and their kitchen looked very recently done and they have removed the large built in cupboard in the kitchen. There is nothing wrong with your kitchen (other than that loose door resting against an appliance) but theirs might have been more of an attention grabber.0
