Hi All,
Please forgive my ramble that follows.
I have posted before about my Flat but want opinions again.
We have been on the market for over 7 weeks.
According to the last update from the estate agent, we havent had a home report request by anyone.
We havent had a single viewer.
I haven't had my weekly update from EA in over 3 weeks.
so is it the house, the picture or are our EA just not right for us?

lovely home inside, looks absolutely terrible from outside. I doubt many people get past that first picture. Id recommend taking it down so that people come and view. They'll be disappointed by the outside but at least you'll get them in to see how good it is inside.0

The answer is the same as it was when you last asked the question: it's too expensive. Drop the price and you might get some interest.
I'm sorry that you don't like the answer, but asking the question again ain't gonna change it.0 -
When vendors don't start with the outside photo of the property then I know it's going to be disappointing.
According to Zoopla people are looking at it online so there must be something stopping people from requesting further details on arranging a viewing. My money would be on price.0 -
No interest at all would suggest price is the issue. Sorry.
When we sold our last house in 2014 we only had two viewings in the first month. It was a marmite house - thatched, which of course is not to everyone's taste - but sympathetically restored, extended, extra bathrooms added etc. We dropped the price and within a couple of days had three viewings, resulting in three offers.....one at asking price that we accepted.Mortgage-free for fourteen years!

Your right I don't like the answer but I also think that if the house next door can sell for £70k with just a few minor differences our ask of £66K is reasonable.
We could drop to £65K I suppose but I don't know that £1K drop would draw anyone in.
The other problem is we're already looking at moving at a loss if we sell at £66K so we really don't want to increase that.

Why is there no floor plan? As a viewer it's a massive turn off because it makes it impossible to gauge the space and layout. You seem to have two dining areas and I don't know why or where they are!
The photos all look blurry and out of focus too, I'd want them redoing if it were my house.0 -
When did your neighbours sell their flat for £70k? Recently? Within the last 6 months? Within the last year?0

I agree with the comments on the dining room - get the table out and stick a bed in there. If you're going to advertise it as 3 bed, you need to show that the bedrooms do actually work as a bedroom (i.e. you can fit a bed, wardrobe, chest of drawers in and can still swing a cat).
I don't think the outside photo is a problem. It is what it is, and if people are familiar with the area, they will know what it looks like.
Yes, the lighting in the second lounge photo is dire, as is the lighting in the bathroom. And the angles on all of them are awful.
I would give it another week and if you've still not had any interest, then insist that they re-do the photos.
Also, definitely get the floorplan added. Even if it costs a bit extra. I have dismissed properties without viewing before because the layout isn't clear from the photos and there wasn't a floorplan.

What you think is sadly irrelevant: it's what other people think. And they don't think it's reasonable. They think it's too expensive, so don't bother viewing it. You're also not selling next door, you're selling your place. Or not.
I appreciate no-one wants to sell at a loss. But you're not going to sell at a profit, or even break even. And if you don't sell, you don't move.
So basically, do you want to move house or not?0
