You need to do some work on this flat. First of all why haven't you got any light fittings? There is a bare energy saver bulb hanging down in bedroom 1. It looks as if you haven't done anything to the flat since you moved in. If I wanted to buy a property at the top price for the area I would at least expect to get light fittings not energy saver bulbs with no shade or shades that have energy saver bulbs sticking out of the bottom. How long have you lived there for?
The bed in bedroom one needs to be moved away from the window. Isn't there anywhere else it will go? What is the television on the stand doing in bedroom 1?
I agree with other comments there is stuff everywhere it makes it look as if you don't have enough storage space. The photos are awful too with pictures of the sides of wardrobes etc.0 -
Looks like a cheap rental. Nice rental properties are better presented than this flat.0

I must agree with others, it does look very [very] sad.
If it isn't overpriced then you may need to invest on a makeover, make it look cozy, make it feel warm, make it look as someone (possibly a family) live there.

There is a wardrobe in place, albeit out of shot. Up until recently, I had a neater arrangement of my home office in bedroom 2, however shifted things to bedroom 1 to accommodate a relative, who has in fact near enough taken over what I agree to have been a mancave. They have effectively added so many things so this, and not aided with the clutter.
I'll take the point on the sofa. It was basically passed to me when my parents originally sold and split the house, and I've never replaced it. It's very rare I'm even sat in there, as most nights I'm home late from work. Never been a huge TV watcher, so prioritised function over fashion.
Properties nearby, although not for my block, are part of what was once one of the largest council estates in Europe. Some, not all, are of nonstandard construction, which is why prices were coming in lower I believe. Some of the nearby houses are around the £210k mark, literally a stones throw from nearby.
I'll get to work on the decluttering this evening though, and take the points on that.0 -

As others have said, declutter. What's that black thing between the TV and the end of the bed?

For me it's the price, the clutter, lack of light fitting does not put me off - it's going to be changed by me anyway.0

To me it looks like a man cave. (Sorry if that is not the case)! Like everyone has said it needs a major declutter. Have the counter tops empty or just the bare minimum.
Personally, I would paint all walls white to make it nice and bright.0 -
Would the dining table fit the other way round so it is the more conventional siting opposite and no one is sitting facing a wall(blank as well)0

I think it is a nice looking flat BUT.... well you did ask!
I would get rid of the sofa backing on to the dining table. That would open up the room a lot.
Clear every bit of "stuff" into a wardrobe or under the beds or something for the photos. MAKE THE BEDS PROPERLY!! Sorry for shouting, but first impressions are lasting. Stick up cheapo lightshades.
Kitchen is fine IMO.
Make it look as clean, decluttered and big as possible.
