not clear what else is in the bedrooms.
I think I would get the wardrobe out of bed two and make that into a more open guest/study moving all the filing into that room from both bed one and the living room inc the printer.
then use that wardrobe to declutter bed 1.(nothing on the floor)
can the bed in room two go the other way so you can get in from both sides?
might be the same in bed1 better the other way round is the radiator behind the headboard?0 -
The OP mentions owning 100% of his/her leasehold so I think the lower sold prices might have been for SO properties where people were only buying 70% of the leasehold.0

Agree it probably does need a declutter. Bedroom 2 has been occuplied on a more temporary basis by a relative, and I was previously using this as an office. As such, I've had to move a lot around the house to accommodate, which isn't ideal. They should be moving on shortly, as they movedin short term to break a chain on their own sale.
With regards to the £90k sold previously, that was a one bedroom in the block. The one for £110k was a couple years ago, and I've used a contact a mine who gave me the RICS valuation of £130k before any of the estate agents had been around, which was to help me weed out the bluster.

The living area photos are ok but the kitchen and bedroom ones are terrible. I thought the bedrooms were really pokey but then looked at the sizes on the description. When will estate agents use a proper camera with a decent wide angle lens and expose photographs properly.0

Too cluttered. Clear surfaces and take photos from a higher angle looking down more rather than just face on. The coffee table flowers are a nice touch but drowned out by the other bits.0

Okay, so a light shade isn't going to sell the property - but every little improvement helps! Add one in the bedroom! I'm sure all the others are on upside down too. Something like this is only £18. It has a general feeling of being unloved and a bit 'student let' or a rental (oh, and declutter, as said numerous times above). Needs a major clearout, or a big cupboard to hide it all.
Can't do much about the lack of windows in the kitchen and bathroom, but that would put me off.

The decluttering and shifting furniture around and then having new photos done will give you the best chance of getting viewers. You can think about reducing the price.
EA pricing is hardly an indication of what it is worth they have to price high to win the business. Its worth what people will pay and at the moment lack of viewings/offers suggestions its not appearing on peoples RM searches and if it is they don't see it as good value. Most rational buyers overlook a bit of mess or cosmetic work which doesn't cost much0 -
Serious declutter needed, and a bit of toffee-iing up for sale. First time buyers specially are often swayed by appearances, and love the idea of a place that doesn't need anything doing to it. Get rid of nearly all your stuff, what you don't want to throw away can you store with a friend?
Sorry, but your sofas are awful, is there any chance you can get a couple of cheap ones that are plainer and a bit more modern from a charity shop like BHF or even the lowest price ikea ones?
New bedding, ironed! A couple of mirrors or pictures on the walls and a really good clean will make a lot of difference. Have a look at some of the new build apartments for sale and how the developers stage them for sale to get the idea. Lots of them don't even have a kettle or toaster on display, and have hardly any storage, but viewers don't notice that when they're oohing and aahing!0 -

Is there space in the main bedroom for a wardrobe? or anywhere to store your clothes? Maybe 2 pictures of that room from each end would be better.
Maybe borrow items from friends/family and brighten it up. It kind of looks like a man cave to me! Or a short term rental and not a home.0
