Lack of Viewings - Opinions please?

Morning all,

Currently trying to sell my first floor flat, and haven't had any viewings within the first 10 days of being listed. May well be too soon, but would appreciate any feedback that I could probably work with.

I had 4 agents visit, all of whom came around at a sale price of £130,000, so this is what I'm hoping to achieve. The block itself is a mixed tenure, with a HA freeholder. I have 100% ownership, although some are rental and others are shared, with a mixture of 1 and 2 bed flats. Nearby flats are going slightly above this price, although the rooms appear smaller but have things like en-suites. Others nearby are above shops, and in the evening the air is filled with the smell of takeaways and the sounds of teenagers gathering.

  • one thing which always makes places look better is to declutter- you have not got heaps but by having things stored on the floor (shoes etc) it makes it seem as though you have insufficient storage.

    The many properties I have seen always are fairly sterile and devoid of anything personal- so the ploy does work.

    What strikes me is that your flat could be much better presented - sorry.

    Declutter, declutter, declutter - far too much clutter, particularly in the bedrooms.

    From the sizing the two bedroom look like doubles? Could you shift the furniture around so that they look more roomy? Bedroom two looks particularly small from the pictures?

  • I'm sorry to say but it looks grubby with far too much mess in the bedrooms. There is nothing that would make me want to view.


    It has no warmth or character.
  • One sold for 90k around 18 months back and considering how depressed the market is and you are not in London, a 42k increase seems absurd. Its a small 1/2 person flat, due to the size I doubt it would appeal to a young family and looking at your area you can get houses for 150-200k.


    A bit of declutter wanted help but some cosmetic work would.

    This flat will sell for 100k or under IMO.
  • The most a house has ever sold for in Angela Court is 110k - you have priced it 20% above that. I did once pay about 5% over what I should have (last year it was a mad rush to buy before SDLT changes), but now, no way.


    It's overpriced.

    I agree on the declutter. In particular, all the stuff you have piled on top of kitchen cupboards, wardrobes etc, under the bed and on kitchen worktops. It doesn't look nice and makes it seem like you've run out of storage space. Printer and papers in the living room? Again, makes me think there's no space for my "office stuff" to live.

    I've viewed small places and been "tricked" into thinking there was more space, simply because the vendors must have done an epic declutter before starting viewings.

    Declutter and get the pics retaken.

    Do you have an allocated parking space or is it a free for all? The description doesn't say.

    It doesn't look at all appealing. The kitchen looks dated, it looks quite dark, it's not terrible by any means but there's just nothing about it that would make me want to view it. I'd put away all of the cuddly toys and paperwork, get the photos redone on a sunnier day and from angles that better show the space. And lower the price.

    I think it is harsh to suggest that it is overpriced.

    Four agents have priced it at £130k so, even allowing for their over inflated pricing I think the OP shouldn't reduce the price after only 10 days.

    Most people make an offer anyway.

    The decluttering and shifting furniture around and then having new photos done will give you the best chance of getting viewers. You can think about reducing the price.
