Where in SE to buy for £190,000

    If it were me and I was in his situation - I'd look for an SO property. You can get 50% share 2 bed flats in zone 4 for £150k, and you are able to then rent out the spare room for the cost of the rent you pay on the 50%. Which under the rent a room scheme would be tax free.

    Or, if he's happy to consider living at home - I'd wait and see what house prices do this summer. In the SE they do seem to be stablising/dropping.

    Yeah, I have a colleague who cycles from Lewisham to Hammersmith & Fulham and maintains that it's better than getting the train.

    Me too. A friend of mine recently sold for over a mil in Hammersmith (just got lucky with the market!) and moved to Gravesend (spending pretty much half). I presume she did her homework as to the area - her son's in a decent school as far as I know, and she's making friends.

    I knew Gravesend very well in the '80s/90s (and surrounding towns). Meopham was always considered nice, but possibly pricier.

    I had another friend in Upchurch/Rainham and she really liked it there. Again, not sure about prices though.

    The £200k bracket is very much for Gravesend and Northfleet, though that's mainly due to the lack of flats elsewhere.

    All of that area east of Gillingham is nice - both the villages like Upchurch and the parts that are part of the intermittent urban sprawl like Rainham. Rainham & Newington have their own stations (though fares to London can be expensive).

    There's slightly better VFM, here, with flats starting at c. £160k.

  • He can't ride a bike �� or get public transport to work as he needs all his work tools etc so drives a van. He does often leave home about 5am so he avoids a lot of the traffic in the mornings. I think it's so unfair that properties are so ridiculously expensive round here compared to other parts of the country...
