Do we have to keep EA informed of everything?!

The seller's estate agent is being a NIGHTMARE. Phone calls and emails on a daily basis. Insisting I speak to my solicitor and update them. Most of the time, the seller's solicitor hasn't even replied to mine yet, so I can't update them even if I wanted to!

They've threatened the seller's will back out. And they've no said our communication with them is absolutely necessary. They're asking why we haven't done X as Y has been agreed when Y has not been agreed at all and is still in discussion.

Is it really necessary, if my solicitor if actively talking to the seller's solicitor, for me to have to deal with this level of contact from an EA?

It sounds ridiculous but I am getting increasingly stressed by it. Just want a bloody weekend of peace! We are not going slow by any means and waited patiently for the seller's to find. It's making me suspicious the level of chasing at the moment to be honest, why they need to badger so much I don't know...

    Tell them to address all questions to your solicitor and not to call you any more.
    Block their calls if they do.

    Be aware though, it may be they are being driven by over-anxious clients (indeed thats quite likely) so your sellers pulling out is always a possibility.

    Just tell them that when your solicitor hears from their solicitor you will update them and to stop harassing you. Be extremely firm, verging on the impolite, sarcastic even ("what part of, I'll tell you when I have this information, are you unable to comprehend") but do not swear

    Phone calls - don't answer or even better block the number.

    Emails - the same, block or mark as spam.

    Until then, please stop putting unecessary pressure on me as I'm stressed out enough already. Thanks for your understanding."

    To stop being continually hassled by my last vendor's EAs, I emailed them with absolutely any info, or after a couple of days if I'd not heard anything to let them know what I was waiting for. The fact I got in before them stopped them from harassing me (they had tried).

    I'd actually blocked their number from day one as they were horrible to me when I was trying to buy the place.

    In the end, they actually thanked me for keeping them so in the loop and said they wished all buyers were as efficient (or words to that effect). It definitely stopped them nagging me.

    I think it kept them on side towards the later days. I think the vendor may well have put the house back on the market if I'd not been so upfront - especially as my survey took around 3 weeks to be sent out. I certainly wasn't going to speak with them on the phone though.

    Maybe tell them you will email them every three days with an update, even if there is no news and to stop keep contacting you.

    Looking at this form a slightly different perspective...

    It's very unusual for an EA to contact a buyer on a daily basis. Are you doing (or not doing) something that is causing the EA concern?

    For example, could the EA be concerned that you are not serious buyers and/or you are not progressing the purchase? (If so, there is the risk that they will advise the seller to look for another buyer.)


    Just one other comment...

    Who are you in discussion with? If there are things that need to be agreed with the seller, you would typically do that via the EA.

    Once agreement has been reached, you would then tell your solicitor what has been agreed.

    We're in the middle of purchasing and I've spoken to the EA once! During the viewing :D

    Misses last spoke to the them when the offer was accepted. Then two days after that I emailed them solicitors details. Haven't heard a peep out of them.

    This is one of the biggest issues I have. Estate agents cause so much stress in the whole process it is really frustrating.

    I tend to tell my clients to tell the agents to call me. My theory being, they stress the clients out and the clients stress me out. When agents deal with brokers, they tend to be a little more relaxed. If you have a broker, ask them to call the agent and reassure the agents everything is fine and progressing well.

  • Glad I'm not being unreasonable! They are literally contacting us on a daily basis and when I was firm I got told they may advise the seller's to remarket and that we have to talk to them...

    Re the what is it about, for example, the seller's put forward a date for completion via their solicitor and we said we can't do it (not in the country). We then put forward a counter date which they have refused as it's not convenient. The estate agent was then emailing going 'so date X has been agreed great lets get a date for exchange asap'. We still have unanswered queries and our survey hasn't been done, so that'll be a no...

    We have been up front from the start and said we won't be completing on notice (they're buying a newbuild) and want them to agree to a date else we won't exchange. The EA initially told us the builder would agree to a longstop then turned around last week and said they won't agree after all. I know they will get nagged by the builder but at the end of the day that's not my problem and we won't exchange until we are satisfied.

    Aside from pinning the seller's solicitor down and making them respond as quickly as mine does, there is nothing we can do at the moment. The EA literally sits there going 'their solicitor has spoken to your solicitor, have you spoken to yours yet?' and we say no, not yet. Then we hear from our's who says he has responded to them again, and then we keep getting nagged for an update when the seller's sol is the one not replying. Took them two weeks to answer initial queries which we contacted the EA about in the first instance to try and resolve outside solicitors, and they never even got back to us about it.

    I really feel like I'm being hounded by them. It's taking the shine off it all. I'm at a point where if it did fall through I think I'd not be as upset because I'd quite like a break from the aggro :(

    Why are you even talking about dates if you haven't had your survey yet? That should be done within 2-4 weeks of offer accepted. It's one of the first things!

    When was the offer accepted?
