    Oh My Word - The estate agents need to calm the f**k down. Their job is done. Hound solicitors not the estate agents.


    Also - they wouldn't dream of remarketing to another buyer if they r in the chain. Its ALWAYS best to be at the bottom end of a chain which you are - so you call the shots - not the vendors.


    Estate agents have always said to me - FTB are the ones you need to keep happy as they are the most sought after as they start the chain off but can collapse a chain too - I also think FTB have the least fees to loose too.

    Pressing for an exchange date with enquiries outstanding is not going to happen, it would not happen for anyone so relisting is an empty threat I imagine.

    Agents do have a tendancy to try and bully buyers, although first time buyers are easier prey for them.

    When was the offer accepted?

    My survey is booked in but it will take a week past that to get hold of the report, and that's assuming it raises no queries. There are already two indemnity policies at the ready...

    Hold fire on your exclamation of shock. I don't know anyone who gets a survey before the chain is complete, the advice is to wait and everyone does it together. We waited for the vendors to find, they found a newbuild a month and a bit in and builders push for 28 day exchange from reservation. That's why THEY are talking about exchange dates, but we have said since they told us it was a newbuild that we won't exchange without a completion date. We can't. The vendors only did their mortgage application on Wednesday, so they are behind us if anything.

    We aren't actually FTB but we are mid 20's and I do wonder if the EA would push so hard if we weren't as young.

    I hope it is an empty threat. To start with it was 'if you don't hurry up maybe the vendor will part ex their house instead...' but now they've dropped that and started talking about remarketing it. Guess they forgot the part ex threat or know we've figured out it's unlikely to be a feasible option else you'd run with it for simplicity, surely?!

    Makes me reluctant to keep them informed of absolutely everything the way they talk as though stuff is factual when it isn't too. At least I can trust solicitors to relay what is actually said...

    Turn the tables.
    Ring the EA in the morning with a report. Ring them at lunchtime with an update. Ring them in the afternoon and say you're just letting them know their solicitor hasn't answered the email that was sent two hours ago etc etc
