Mid Terrace VS. End of Terrace !!

I am sorry if this kind of thread has been asked before.
I would like to ask your opinion which house seems better.
We are first time buyer and cash buyer. Our rental contract will end in September.

Mid Terrace
1 off street parking
Location 0.3 miles from train station (7 minutes walk) Close to more shops and restaurants
Layout of house: Narrow front, but deep (rectangular shape)
Size: Slightly bigger than below option
Garden: Very long garden
Lounge and dining room are separate/ 2 receptions
1 bathroom
Condition: Well fully decorated
Price (5,000 pounds cheaper than below option)
Sales Status: Owner is living in a house. Owner is waiting for new built development to finish. Owner will move out only once the new built is done/ Completion on notice (estimate August or end of the year or even later)


End of Terrace
2 off street parking
Location 0.6 miles from train station (17 minutes walk) Quiet area and close to a park
Layout of house: Wide front (Square shape)
Size: Slightly Smaller than upper option
Garden: Square proper size garden
Lounge and dining room are one are combined
2 bathrooms
Condition: Clean and not fully decorated yet
Price (5,000 pounds more than above option)
Sales Status: Owner has passed away. Seller has probate. Empty house. Can move as soon as the paperwork are done.

    If your rental contract ends in September why are you considering a house which might not be available for you by September?

    It's all down to your needs and preferences.


    Mid terrace:
    Potential of 2 noisy neighbours
    How do you access the garden with mucky/large stuff?
    Can be easier to heat as less external walls.
    Is there a right of way across your garden?


    End terrace:
    Once potentially one noisy neighbour
    Easy garden access
    Potentially harder to heat
    Is there a right of way across your garden?

    It's impossible to say, both houses have their strengths and weaknesses but there doesn't sound like there's a huge amount setting them apart.
    What is your gut instinct?

    End of terrace is prefferable as you only have one neighbour. Downside is that you lose more heat in winter.
    New builds often have huge delays, so if you want to move soon go for the probate sale.

    I think that depends on what comes after the end off the terrace - if your garden wraps around the side of the house then that's a bonus, but if there's an alleyway or busy road straight to the side it could be noisier than having an attached neighbour.

    Classic situation. In your case, its location vs availability.

    To start with, I am/was in a similar situation. I went for an end of terraced house available now (no chian) which was priced much more than the other terraced houses in the similar 1-2 mile radius. Since it was going to be our home, we decided to close the deal by paying more for the end terraced house (We are in our mortgage process. Lets see what happens. Fingers crossed! Major hurdle to cross is the valuation!)

    In your case one point to consider is the location. The terraced house seems to be in a prime location than the end of terraced. So its for you to decide whether, it is of any concern or you can simply overlook that.

    If so then end of terraced preferred any day over terraced. But again differs from person to person.

    Do you need two bathrooms in a small house ?


    Some people prefer two separate rooms , while others prefer a through arrangement. I've lived in both : brought up in an end Edwardian terrace (problems with a joining workshop and employee noise) and now live in a modern semi. The latter has a through arrangement but the terraced's separate rooms were cosier , though much smaller.


    Are there only two properties that meet your requirements? Holding out for a possible move could take a very long time, but going for the probate property, shouldn't just be because it is immediately available ; you really need to like the property for itself.
