    Depends on where the property's located geographically. Up here, there are many areas where property's certainly aren't being snapped up and sold prices are still at around the 2004 prices. We've just purchased a house at for 20% less than the price the vendor paid in 2007, and they've probably put about 20k ( replacement windows, conservatory/sun room, upgraded heating to combi ,new bathroom). I would always advise looking at recent sold prices on Rightmove.

    Of course many areas were massively over-inflated by 2007?

    Check crime stats. Look round the at different times of day and night. I recently did this and found out why three houses very close together came on the market at a similar time.

    yes, have a look at streetcheck (you'll have to google it, I can't post links)it has some good local info and might reveal some hidden crime facts. also worth looking at planning permissions in the area to see if a lot of houses are being turned into HMOs as this changes the character of a street quite quickly (2 have gone down our street and it's parking chaos as a result!)

    Did the problems arise all of a sudden, or gradually?
