wanting to sell but render quotes too expensive.

We are trying to do our house up to sell, we have render issues where its come away in some plates, and there are cracks and we've been told its blown in some area's to the rear of the property. We had work done to some of the side of the property about 4 years ago but this has never blended in property with the rest of the render.
We are desperate to move house due to lack of room but know we need to sort this out before moving having said that we also have tired kitchen and bathroom and the house could do with a fresh lick of paint all over and upstairs new carpets. We do not have a lot of funds available. We have been quoted between £9.700-10,800 to re-render the property take off as much as possible that is coming away fill in and render over with a new colored silicon render system. I simply can not afford these prices, I have £8,000 to put towards the house and this was suppose to do everything.
Really stressed that my house won't be sellable has anyone else had issues, hubby would like to get someone in to patch up cracks and repaint the house house but I am a little worried about how this will look and whether buyers are doing to be put off by this even if we did do up the rest of the property.
Anyone else been left in a similar situation we can't afford to sell the house off too cheap because we need money for the next house really stressed.

    That sounds very expensive for a standard sized house.

    As above how many quotes did you get? I had a house rendered a few years ago - 10 bed property so considerable size but only top half rendered, price was 5.5-6k IIRC.

    Yes get more quotes but don't go just on price, check some previous jobs. We had some rendering done on our last house, about a month later they came back & did it again. About a month after that they wouldn't answer the phone.

    Whether it's worth doing at all is another question. Will the price go up by more than you spend on improvements? Will your choice of render impress buyers, some people have an aversion to silicon render? Personally I would rather buy the house as it is & choose my own improvements.

    No I'm not in the market for new house, sorry.

  • Its a 1950's 3 bed semi We have had 3 quotes all within this range sadly :( My husband states we wouldn't get the money back we just can't afford it I'm just worried that any new home buyers will survey house and try to take a big chunk off the price if they feel it needs re rendering after we only do a patch job and re paint.

    Its white at present sand style the houses across from us have had it done and it gives a smooth finish which I do think looks better but obviously it's much more expensive, if we don't spend the money to do it all we definitely need to fill in crack and paint the whole house again its white but looks grey to the rear and the repair work previously looks more sandy than white so sticks out like a sore thumb any patching of cracks will likely stick out too.Was looking to see whether anyone else had sold a house with similar issues and whether it had come in when negotiating on price or house surveys.

    You have been quoted for a K Rend finish? Ask how my much a sand/cement render would cost?

    two of the companies were going to use K render and the other was wetherby I think all silicon finishes they all said they don't use the other method anymore because its too prone to cracking and you do not get any manufacturers guarentee's with this method because of the cracking issues. It seems if I want the same sand/cement I'll have to call up a one band man trader and just do a fill the cracks and paint job as stated above, all the long standing companies in the area that have done the houses around me no longer offer this service. I just wanted to know whether whether this would likely effect the outcome of a sale because it's really going to be covering up the fact that they will have to do the whole rending within the next few years, its going to be a short term fix only rather than doing the job properly. I guess I'm just panicking because what ever I do its going to cost thousands and I just want to move on now.

    Pricing isn't an exact science. Add a few thousand to your asking price in anticipation of having to offer a reduction if the buyer asks for one.

    As a previous poster said, I'd rather have it done to my own taste and to my own quality, budget permitting.

    Sell the house as it is. Don't spend that £8k, for your own benefit please. It won't add the equivalent value to the house, and buyers may well look at it and think "I wish they hadn't, we'd prefer it another way".

    Perhaps the correct question to ask is if you saw the sort of rendering on your next house that you have on your current house, in exactly the same state, would it affect how much you would be willing to offer for the property, or would it put you off of making an offer entirely? Or would it make no difference to whether you would put in an offer or not, or would it not affect the amount your offer at all if you would still make an offer?
