Sorry, can't believe anyone thinks 6 feet dimension is wide enough to be called a bedroom. That would put me off any house.0

crikey! I love my house and ive lived here 11 years, the motorway hasnt bothered me one bit, its pretty quiet indoors and its even ok in the summer as theres a decent sound barrier.
The conservatory was here when i bought it and ive never really liked it that much. That could be why it looks unloved.
My to do list is as follows,
1. put a bed in the harry potter room and make it a bedroom, not a study (my son will be gutted)
2. Magnolia the same room
3. Magnolia my room as no one seems to love my wallpaper
4. Already removed the stair pictures as someone found these odd
5. Centre my dining table and add in the 4th chair
We had 4 agents in and they all came up with the same price, Im not expecting to achieve asking price but Ive had loads of viewers without an offer and I would guess much is to do with whats been fed back here.
Its my intention to get the agent back in once ive made the changes and re-photograph.
Thanks guys youve been brilliant, and yeah some of it was brutal but it was honest and Im grateful.0 -
No idea about price etc. But my main feeling was that some of the photos made the house look small and cluttered. I'm sure getting rid of some or doing them from different angles would do a better job.All shall be well, and all shall be well, and all manner of things shall be well.

The fact that 4 agents have given you the same asking price doesn't mean that it is a good price to market a property at. You will only get for this property what someone is prepared to pay you for it. You have viewings but no offers which means that no one is prepared to pay you anything like the asking price and the answer to this is that they can buy a much better house in a better position for less.0 -
Centering your dining table is a great idea! With it up against the wall people may question if it actually fits the space.
I'd also consider temporarily moving the sofa in front of the table (to conservatory or shed perhaps) and put something much smaller there to give a feeling of space or just leave the space empty.
I would also agree that the pictures are a bit gloomy, perhaps new ones taken on a sunny day is worth doing.0 -

That all sounds good, but I'd add:
6. Do something with the conservatory so it looks like a room that gets used. Never overestimate your buyers, spoon feed them!
7. Get rid of the corner unit by the dining table, its a bit old fashioned and the space will instantly seem bigger without it.
8. Throw away all those bunches of dry grass! Every single one of them!
(I really like your bedroom wallpaper by the way, but it is very 'marmite' and neutral walls are always a safe bet.)0 -

This one seems to be the same design on the same road sold less than a year ago for £245k.
It's also more... neutral in decoration. Yours is nice, but not to my tastes, I'd have to redecorate a few rooms, change the internal doors, the landing carpet, etc.
I mean, I'd want to do that to the other one eventually too, but being pretty neutral I could live with it longer.
The entrance to this one is a bit.. obscured.. but it has a bigger, L shaped garden.
All in all, I don't feel yours is worth an extra £20k for a conservatory.. that I'd probably want to redo myself as well!!0 -
Thought I would stick in my two pence. There are 8 similar properties coming up some less some more on the link. The glaring difference between yours and the others is allocated parking versus a drive and/or garage. Right from the start that would put me off the property.
I don't think there's anything specifically wrong as such; although there are certain areas that i would need to update fast:
The built in wardrobes - could you paint them rather than the somewhat dated varnished?
The grey toilet and basin seem mismatched on my screen I'm guessing they're not but this could appear to be "more work" for someone.
The garden needs a bit more life - it again looks like it will be work to get sorted.
The photo of the fridge freezer looks odd to me too - I assume its the other end of the kitchen, and the breakfast bar thing looks weird. Personally I'd nix it from the photographs.
I would remove the dryer and heater from the conservatory for the photos too.
Finally the frontage is really unclear. Where exactly is your front garden if at all?0 -
