Fifth Anniversary Combo Breaker

Can anyone tell me why my house isnt selling? At a guess its the agents pics that they have featured that are tardy.

We have really tidied and decluttered but today marks week 4 on the market and Ive never had a house up for sale this long before all mine have sold within a week on the market. I wasnt enamoured by the main pic from the agent at all......

    Looks fine, the pictures are a tad jumbled and could do with labelling, but otherwise it's a nice house


    The price I cant comment on, but presumably it's an accurate reflection

    Over £250K so 3% stamp duty and £10,000+ for that.
    Kitchen looks a little old/ Dark
    Other 2 bed houses sold for less than £250K

    Definitely needs to be more order to the pictures, kitchen all together etc.

    Plus it's weird to have a photo of the back of the house as the first picture. It should be the front, in my opinion.

    More modern kitchen, nicer bathrooms, same size, massive wrap around plot, sold within 6 months of today, for £25k less...

    I dot know the local market but 10% increase in 6 months for a less desirable house (to me anyway) seems steep

    Not sure there needs to be 25 photos, 8 - 10 would be better.

    Looking at other properties for sale/sstc on RM nearby, you seem to be priced at the same level as semi-detached houses.

    Which house is it? The front of the house pictures has a photo of two different houses!
  • It's a shame they took the photos on such a gloomy day because it makes the house look so dark and unappealing from the outside, the garden looks a bit bleak which obviously is to be expected in winter, but maybe you could get the exterior photos redone on a sunnier day with some big pots of daffodils outside?
    The d!cor is a bit dated but I think most people will be able to see past that, I think there's something weird about the photos though, they've all been taken from slightly odd angles and it's hard to get a sense of the space.
    Picture 3 for example - why did they photograph the kitchen peering out from behind the fridge?! There must be a better angle.
  • That conservatory looks a bit ramshankled. There seems too much character in the room, which doesn't help when selling.
