Seems your is overpriced otherwise you would have had offers already.

Someone posts their beloved property with request for suggestions.
Takes a kicking on the price and particulars.
Gets lots of suggestions, 100% of which include that it's overpriced.
Doesn't come back to say "thanks for your time and attention" or even "sod the lot of you".

I think those of us who've taken a kicking at some time on MSE probably understand.
Sometimes, when a kicking's needed, we receive it vicariously from reading others' threads rather than our own, which is much more comfortable.
Here, apparently, there's some urgency, so the learning curve has to be steeper.

Agreed - but even when I've been involved in some, let's say verbal shenanigans in here, it's never been the world v robatwork.
If I got 23 replies that all said the same thing, I'd like to think I'd be man enough (polite enough) to come back and say "maybe you are on to something" or even "I hate your opinions but thanks anyway".
Will be interesting to keep an eye on this property as I think the OP will have to drop the price if they really need a quick sale.0 -

Given all of the above, and assuming the OP is still looking at the forum I would suggest your best chance if really urgent is rapid new marketing material price cut of at least £50k and new agent. But if desperate to sell you need to be below £400K and some way for quick response. There is nothing unique about the house that means there is the someone out there looking for it. So you are in a price fight as that is going to be it's only selling point.0

I agree with all the above especially the choice of EA. Whatever drew you to Chaffers - surely not just because they were so cheap? The Property Search on their website is the worst I have ever seen. Nothing I tried would bring this house up at all!

You draw attention to the footpath right alongside the property. For many people who choose to live out in the country that is not a plus point, far from it. Also the large pond would not be a desireable feature for people with children or grandchildren0 -
Where are the house crash members? They will tell you the proper price...a bottle of fizzy pop and a sherbet dip0
