Like it or not, you are in competition with the other houses, so you must match them with value for money, presentation and advertising, or lose out to them.

3 miles from a station is hardly a london commuter property. I think its worth half the price your asking for0

I don't know the area, but my first reaction was 'blimey, that's a lot of money for what you'd be getting'. Garden is small and offers no privacy, the size of it is totally not what I would expect of such a house. The pictures also make the garden look like a semi-marshland.
For that money I'd be expecting some form of garage, or at least I nice carport.
I don't like where the downstairs toilet is, but that is personal.
Only thing I like about the place is the generous size of the living room.
There is absolutely nothing that makes the property stand out, just looks like a dime-a-dozen property which for some reason you are selling at a premium price.
If it were me, I'd job on over to the next listing, it wouldn't make it to my shortlist by a long shot.0 -
There is a reason that EA particulars are the way they are 2 sheets 3 max that is the attention span of people looking at properties they want the key info up front tried and tested for generations.
Needs to be very large or special before you go down the Brochure route.
Even New build Estate developers keep the info concise.
There seems to be an over sell for what is a fairly ordinary property once you get through the stuff.
Its only a month, those initial viewer were probably the ones that had been looking for a while struggling to find anything and needed to view something.
not even a low ball offer may suggest they feel you are not realistic on what you will accept.
look at what has been selling to see how far off you might be because ultimately price is what sells and if you need to move quicker than you thought you need to be best value in the area/price range.
I think a £10k cut will not do much, if motivated to get interest and a buyer £50k may be needed others here seem to be suggesting even more.
Also agree with the others place need dressing up a bit more and the garden needs to look much smarter not easy in the winter, no summer photos available?0 -
My first thoughts in addition to what's been said is your house is a bit 'meh' you're asking half a million and for that money I'd want a luxury kitchen and bathroom, yours just seems a fairly standard 4 bed, it has no luxury feel to it from your photos, there is no character, some of the beds don't even have headboards on them which makes it feel 'student accommodation' sorry,might be a nice area but your house as it stands I wouldn't even give £250k for itAug GC £63.23/£200, Total Savings £00

Right Move gives two neighbouring properties which sold in 2016 for £365k and £395K - why do you think yours is worth the extra £100k.?

Sorry I agree with majority on here. There is another property 13 Willow Way, which is presented to a much higher standard (in terms of the kitchen & bathrooms) has a secure garden in addition to a garage on for £345k. I appreciate that yours does not form part of an estate I'm not sure if this would increase the price for me though TBH.
Even with the price drop of £10k it still would not be one I'd even view for me you are a good £150k overpriced.0 -
OP asked how to get more people to see it and is probably reeling from the adverse feedback on their home and brochure.
To be honest, if its on Rightmove and has a for sale board, the chances of any other forms of marketing upping the interest are small - you'd be targetting the very small pool of people who come across it by accident and suddenly fancy a move.
I think OP needs to concentrate on their estate agent - photos are pretty dreadful and the wording exaggerated in terms of quality and luxury in comparison to what's actually visible. I suspect its main attractions are its location and its floorspace. Ditch the brochure, sorry.
A much harder look at what its worth and the impact of the downsides - no garage or even a shed and no space for one? Small unenclosed garden? These are big downers unfortunately for a family home. Where do you even stash a couple of bikes or the lawnmower?
OP mentioned decluttering but the photos still show one heck of a lot of clutter as well as an overall very 'lived in', slightly worn feel. I don't mean to be hurtful and its clearly your nest, but you won't project a luxury offering with an interior like this. All the stuff lying around the various rooms just suggests there isn't anywhere to put anything. I'd really have another go at presentation - mainly removing as much 'stuff' as possible including mismatched furniture, perhaps a bit of fresh neutral paint so the space and light get the emphasis. Then SERIOUSLY get new photos
All that said, its not been on the market for long and January can be a 'dead' month. I'd fix the presentation and the photos/listing first and then seriously consider a different price and a relaunch - really can't see £10k making much difference off half a million.
Really sorry OP, especially as you seem to have personal reasons for needing a move, but I don't think the agent is serving you well so far and there is some stuff you can do to buff up the internals. These are more obvious things than other advertising possibilities.0 -

Takes a kicking on the price and particulars.
Gets lots of suggestions, 100% of which include that it's overpriced.
Doesn't come back to say "thanks for your time and attention" or even "sod the lot of you".
