Have you truly decluttered? What was it like before because I can't see past the stuff in your photos. There is quite alot of stuff. You have soo many pictures and canvases hanging on walls, loads of stuff on the window sills and kitchen sides. (the glass cabinets don't help potentially) - It might be great for you guys living there but I'd get it all put away so people who view can envision themselves there. I would take all those pictures of the wall asap.
I personally also think the house will need decorating throughout and probably a new bathroom fitted. What works for one doesn't work for everyone. This is my personal taste. The house seems old and outdated.
And most importantly the garden needs proper fences putting up. A 4 bedroom house is going to bought by a family, probably with young children - more security is needed. When it's gonna cost alot of money just to let the kids play outside it's got to be off putting.0 -
Aside from the comments about the marketing, the truth has been spoken a few times, if you price to sell you will sell. If you don't you will have to wait until the market catches up with your price.
It's a lovely big house in a really nice location, I am envious! But I don't have pockets that meet that price. Good luck whatever and I hope you get your price.0 -

Terrible and totally unnecessary 24 page brochure. Nobody is going to wade through 24 pages of that. A brochure needs 3 pages max.
Probably overpriced (this is confirmed by no more viewings booked and sold prices of similar in the area)
Terrible pictures in the RM advert eg pic 7 is blurred, jaunty angles again. Plus house is not decluttered and the first thing I noticed the pictures not straight on the walls. Pic 11 bed not properly made - this is 3 second thing to pull the duvet tight over the bed. 12 = clutter. 14 = clutter and agnother terrible photo of what appears to be a nice bathroom. page 15 reminds of a drunkard who is just weaving and taking random photos. Seriously this is a half a million pound house and this is the best the ea can do?
Terrible estate agent, get rid of them asap.

Without wanting to be too repetitive, ditch the brochure start again with a more professional look. Declutter everywhere!
The living room get rid of whatever is piled under the table, and the stuff next to the TV, hide the TV wires properly, move the white thing on the floor next to the fishtank, get rid of the stuff on top of the shelving units and tidy the shelves themselves, move the basket in front of the fireplace, possibly also hide the guitar and amp, wouldn't look as out of place in one of the bedrooms maybe. Plump the cushions and straighten up the throws on the settees.
Kitchen and dining room, more clutter to go especially the kitchen windowsill. Master bedroom, get rid of the teddies.
You really need much better photos taken to show off your home better, there is too much light shining through the windows ruining them they also need to be straight and taken from better angles to highlight the positive features instead of just random snaps of the rooms.
Even with all of that the price is way too high for what it is, you need to make some tough decisions about what you'd accept because it will be on the market for a very long time at the price it is now. I agree with kinger at least £150000 over priced when compared to the other quite lovely houses available in the area. In fact the 6 bedroom on at £400000 is simply beautiful.0 -
It's really not necessary to mention that there are plug sockets in every room. Most people would take that for granted.0

The brochure and rightmove pages are completely underwhelming.
Indeed, that is the worst brochure marketing a house I have ever read sorry. I hope you didn't pay someone to write that. The pictures are awful, both in quality and the framing/lighting of the shots and the text is unnecessarily detailed in some areas and the language is far too flowery.
24 pages of brochure and there's no mention of central heating (inferred from the radiators, but still...), and no idea whether it has double glazing or not or what the window frames are made from. It's also entirely unclear from the photos and description how much land it has.
Zoopla reckons the house is worth between £334K and £394K, so you're going to struggle to persuade people the house is worth buying £495K (I realise that zoopla isn't always accurate but people still check it). How many estate agent valuations did you get?0 -
It's a long haul from there to London by anything other than train, and the A350 is a terrible road for getting to anywhere, so I doubt there's much appeal to commuters.
The biggest problem I can see is that there is just one shower, and that's in the ensuite! The bathroom would need a complete refit.
At 395K it would be worth a view but at 495K, well that's why you're not getting viewings.
Edit: I missed the downstairs shower in the rightmove description... but it still needs one in the bathroom.For every complex problem there is an answer that is clear, simple and wrong.0
