    You need to factor in the cost to bring it up to modern standards - could easily be 60-80k for a decent finish. Has potential to be nice, but the location is terrible, I'd be looking around 320k, IF I could see other high end properties in the area going for £450+ (I haven't looked).

    I'd never buy anything that was straight out onto that bit of the A47, it's a really nasty stretch, loads of accidents, I had a friend killed there years ago and the road is far worse now. When you also factor in the cost of bringing it up to date I wouldn't touch it with a barge pole!

    Is there a long play here?

    Whats the status of the A47 bypass in this area,

    more familiar with the other end around Norwich as impacted by the northern distributor road.
  • So, so ugly. The living room looks like a community hall. I would want to gut the whole thing and start again which would be costly.

  • I could have a lot of fun getting that just how I wanted it, bags of potential. Bags of potential is usually agent speak for bags of money needed too, and this one is no different. However, the proximity to the A47 would make it a non-starter for me personally.
    But you must be interested, despite the obvious drawbacks, or you wouldn't be considering an offer. Start just below what you think it's worth to you, so as to make the vendor feel good if they can nudge you up a bit. They can only say no, as they obviously have been doing for a while.

    I love the telegraph pole. You would have to go a long way to find another house with such a convenient telegraph pole.
