Decorating while tenants are in the property

    What sort of tenant have you got in this place?

    disruption would be less inconvenient to a working coupe out all day than a SAHP with 2 kids

    if you can get the contractors sorted perhaps offer to pay for a weeks holiday.

    What about giving the tenants notice moving in yourself, getting the place done up and staged to sell?

    After the replies on here it seems to be for the best that they move instead of us letting them stay on month to month. Then I can go in and do as I please to the property.

    Working away for three days each week. It would be on those days

    No you can't. You can only do work to the house that is requested by your tenants. It is not your house while it is let. What you are thinking of doing is similar to you deciding that your next door neighbour's house needs decorating so you ask them nicely if you can send in the decorators and do it up while they are living there.

    If you don't understand that when a house is let it is no longer yours to do to what you want then you should not be a landlord. It isn't a question of asking the tenants you shouldn't even be considering doing this while looking at photos. Your tenants own the living space between the walls of the house. What you are thinking of doing is asking the owners of this living space if you can fill it with decorators and tradesmen. What right do you have to do that? If you wouldn't do it to your next door neighbour then you don't do it to your tenants.

    If you want to sell this house then you wait until it is vacant before you start doing decorating etc.

    I could take 6 months for the court date for possession of the property and this is after the s21 has expired. In that time the house could need decorating again so there is no point in even thinking about doing it now.

    Again you seem to think that you can just do this, you cant.


    Average eviction times are up to 41 weeks from the last statistics I saw....


    If they want to go month to month, you literally can do nothing about it!

    I am not going to discuss private conversations here! We gave them the option of month to month.

    It's not really as case of you letting them stay on month to month once the fixed term ends. If the tenants remain in the property after the fixed term ends then a periodic tenancy will automatically start. That will either be contractual law or statutory law depending on what the current agreement says will happen at the end of the fixed term.

    You issuing a Section 21 will not get the tenants out on the last day of the fixed term unless the tenants themselves choose to move of their own volition.

    Your best bet is to communicate with the tenants. Possibly a chat over some tea and cake.

    Think about who is likely to buy the property. An investor or someone looking to buy home? Will tarting up the place before a sale really make any difference?
