    There's nothing really wrong with the ad - I could say that presenting the 2nd bedroom as a bedroom (ie with a bed in it) rather than a man cave would help, but that's not really the issue - it's the price.

    Having a 2nd listing still showing £450k suggests you might not be willing to entertain offers based on the lower price of £435k, so people might not bother offering, especially as one never wants to go in at the full asking price.

    However, the fact that you can't even get anyone in for a viewing suggests the price is too high to be worth getting out of bed for: it's a soulless 2 bed new-build on a soulless estate of identikit beige boxes.

    Drop the price to £399,950 and you might get a few in through the door. Otherwise, you might be in for a long wait.

    It isn't there it is in Gilwell Hill. Can I assume that Sewardstone is a better area then Gilwell Hill?

    No they won't view because they don't want to make an offer of 275k because they know you will turn it down so there is no point in them wasting their time viewing.

    Its hard to find so assume they use Sewardstone as reference point.

    I'd be inclined to get rid of pictures 2 and 3 and replce them by picture 5 - that way the red doesn't hit you and looks like an attractive accent, plus it emphasises that the room really is a decent size. But get rid of the Christmas tree. I think you could show the kitchen off better. Get rid of the tarpaulin/cover thingummy in the garden pictures. A few pots of flowers? A few homely touches throughout would not go amiss - it does look a bit stark.

    For the second bedroom you need to go with a picture that makes it look big enough for a double bed. It looks to me as though it is, but two of the pictures make it look small.

    I'm in North Chingford - yes, they have doubled in four years. I've just quoted that on another thread actually.


    I have followed the market in E4 for 10+ years. I know it inside out. Probably better than most EAs lol. I still get alerts for everything (not flats), and actually saw yours come up!


    Will say it as I see it. Not trying to be harsh, ignore me if it comes across like that! Some are important, some are very minor.


    1. Yes, the price seems slightly steep, but not extortionate. Over £400k, but maybe somewhere inbetween.
    2. It looks a bit 'starter home' and bland/plain.
    3. People like character, modern isn't usually as popular in our area.
    4. It's not near Chingford station - that whacks a large amount off and makes it much harder to sell - really doesn't help that they're saying Chingford is 3rd nearest. If possible, see if they can move the pin very slightly along (try a different door number!) just so Chingford is at least second on that list!
    5. Definitely lose the Christmas tree shot - it needs to look current. Never sell a house with snow on the ground or Christmas decs up.
    6. Would stick with 'Sewardstone' on the description. That's fine.
    7. Take the 'solar panels' off the bullet points. I'd see that and run for the hills - as would many. I might miss it if in the description, but I'd definitely see it there - TBH, I think that's your problem right there. Are they leased? If not, spell it out.
    8. There's a shot that makes the mirror over the sofa look like a weird red wall hanging of sorts. Lose the pic - change it for one where it looks like a mirror. Much nicer (petty, but I saw it as a red wall-hanging in that first lounge pic).
    9. Paint the back of that bedroom door.
    10. Turn Bed 2 back into a bedroom (sorry, that's essential in a 2 bed house, and depersonalise it). Deffo lose the sword! :O
    11. Is there a window in the bathroom? That'll put off many (may say in the desc, I'm going from pics)
    12. I know it's freezing, but put the garden furniture out. You need to sell that garden. Make it look inviting.

    PS two agents don't help. I think someone's desperate when it's up with more than one. Churchill's usually price pretty fairly. Definitely get that pricing sorted out asap! Needs to be the same on both. Kitchen's really nice btw! :)

    'Gilwell Hill' isn't really used as an area, despite maps showing it. Weird. Don't actually think I've ever seen it used and have followed the E4 market for years (and live 2 miles up the road in N. Chingford lol).
