Very nicely presented but has the value really gone up by almost double in four years?
Wow! It's almost earning as much as me.
According to the agents it has.Hi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0 -
When I saw the price my initial thoughts were it's priced too high, £435,000 for a 2 bedroom terraced with 1 reception room seems a lot.0

Either price seem a little high when you consider that this brand new, three bed is for sale half a mile away at 420

The agent who got it on for 450 was the original price we had it on the market for. We are not using them no more so not sure why its up still.
Yes there is a house which has offer over 420 which is a three bed.
This is however on a busy main road where our is next to a woods. In my option the bathroom and garden are not finished to the same standard.
Our is on for 435 offers in the region of and there is some flexibility in the price within reason.Hi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0 -

Do your potential buyers know where "Sewardstone" is? Your competitors' listings all say "North Chingford".0

I would say it's nicely presented.
As above its difficult to visualise the office as a bedroom. That red wall is making my eyes bleed (No offence I know everyone has different tastes) I would paint it.
I don't know the area but price is possibly a factor with 0 viewings.0 -

It hard to change the second room in a room as I use as office every day.
It could be the price but would people not be willing to view it and even make an offer?Hi, we’ve had to remove your signature. If you’re not sure why please read the forum rules or email the forum team if you’re still unsure - MSE ForumTeam0 -

Someone with a £400k budget might filter out your property. That's the danger of pricing higher and being open to lower offers, it might stop people viewing it.
Looking at the last terrace to sell on that street - it sold for £250k in 2013.
Valuation date 1 (Q1 2013):
£250,000
Valuation date 2 (Q4 2016):
£385,340
Percentage change:
54.14%
Looks like it might be overpriced, presuming the £250k one isn't smaller etc.0
