Selling House

Hi All,

I am currently trying to sell my house. Its listed with two agents at a fair price but just dont seem to be getting anyone wanting to view it.

Is there anything else I can try?

Its listed on Rightmove, Zopla, Prime location, and Local Facebook groups.

We have also recently lowered the price to try make it more appealing but just no luck :(

Any advice would be useful.

    If you;ve got no viewings then either a) the price is too high or b) the photos/descriptions being used in the listing are not getting over the property details in a good light. Or a combination of the two.

    I suggest having a good hard critical look at the listing and if necessary re-doing the photos. There are plenty of people on this forum who will happily pull it to shreds if you're brave enough to post a rightmove link.

    The market is usually pretty quiet in January and February - buyers don't tend to wake up until the spring. Furthermore, the market could be dead where you are - there could simply be very few buyers. You're on the major property portals, so assuming your ad's not completely duff (poor photos, no floorplan, map etc) then one might have to conclude that your idea of a "fair price" does not agree with what the market thinks is a fair price. Sorry if this isn't what you want to hear.

    If you're feeling brave, post the link. Alternatively, ask one of the agents what it should be priced at to ensure a "quick sale" by a "motivated seller" (and brace yourself for another price drop...)

  • Why is it on at 435 with one agent and 450 with the other?
    Either price seem a little high when you consider that this brand new, three bed is for sale half a mile away at 420

    We say its a fare price as other house which are similar are more expensive and most are not finished to the level our house. We also had it viewed by three estate agents who all told us this is a good price. We have other estate agents tell us it should be more too but assume they just trying to win the business. I appreciate that my view maybe bias because it my house but I do think its a very nice house.

    It could be the market is not as busy which would explain why we not getting any viewing.

    I just want make sure I doing everything I can to get it seen and its on all the website.
