Adding Girlfriend to House Titles

I want to add my girlfriend to my house deeds and want to know the best way to do this. I am in a slightly unique position whereby the house is solely in my name. My father bought the property outright but it is in my name. I pay him back by way of a fixed monthly arrangement similar to a mortgage. He is a solicitor so it is all legally binding. Dad has a charge on the property just as a failsafe but this will be lifted as and when me and my girlfriend get our own mortgage and pay him back in full. As a first step I want to add my girlfriend as joint owner. I assume I need go to the land registry?? Or is there a form I can download. Will there be big charges for this ?

    My question is: why do you want to do this? You will be giving up total ownership of an asset and splitting it with someone else. I'm not sure how that benefits you. Is your girlfriend giving you any consideration (monetary, that is; not interested in anything else she might give you) for part ownership of your house?


    I struggle to see how this arrangement benefits you. You currently pay your dad a quasi-mortgage for an asset you wholly own unencumbered by debt; you want to switch this to a commercial interest bearing mortgage shared by yourself and another person who you have no legal ties to.

    If your dad is a solicitor, why aren't you asking him? Especially as you may need his permission (as he has a charge over the property) to change the proprietorship register.

    Why not just wait until you get married and then take out a joint mortgage to refinance the debt if that is what your father requires?

    Why not wait until you get married? plenty of people breakup between now and marriage, be careful as being on house deeds is much more difficult to break up, it's more painful financially.

    She could effectively demand half her share of a house she never worked for if you breakup, don't do it.

    What has your dad have to say about this plan??? Think with your brain not down below

    Online guidance is available which links you to the forms and guidance you would need to transfer the ownership.

    Worth checking the register to confirm what entries are on there re your father's charge and any other interests as well just to be sure that what you wish to achieve re the transfer are achievable

    There is a Charge on the property, so your dad's consent will be needed. If it were not for this, yes, you could download/submit TR1, AP1 & ID1.

    Consult a solicitor - do you know a decent one?

    ps - far easier to do it all at once with a new mortgage.

    All a quesiton of what is actually registered and the terms of the charge - many charges, where a private individual is the lender, do not have a restriciton on the title preventing a disposition but somethign to check and confirm naturally as suggested

  • Just add her on when mortgaging the property to pay your dad back in full.


    Quite why you're asking us and not say, a professional, experienced & wealthy solicitor is beyond me...

    To be fair, the OP hasn't said that they consider their dad to be wealthy, experienced or professional...
