I don't understand why you feel you need to do this? Your girlfriend lives with you in this house so why does she need to be on the deeds? Has she asked you to do this?

To be fair, the OP hasn't said that they consider their dad to be wealthy, experienced or professional...
Well he's wealthy enough to have bought this property outright.

And experienced enough to have placed a Charge on it (though as the LR Rep points out we don't know how well that Charge protects him).

    So that just leaves professional.........

From an older woman who has heard every story going why do this before marriage?
  • If your girlfriend is Margot Robbie, go ahead and add her to your deeds; if she isn't, DON'T!:p

As others have said....DO NOT DO IT.
I would put nobody on the deeds to a property I have who I am not married to, even then it would be 50/50 regards mortgage payments etc.
  • I can see it all now.

Boy meets girl. Boy ang girl start a relationship and girl moves in.
Boy and girl discuss adding girl to house deeds.
    Boy adds girl to deeds.
    Relationship starts to break down.
    Relationship ends.
Girl demands half her share of the house. Boy cant pay/wont pay.
Girl goes to court and wins order for half share or sale of house.
Boy is now homeless so moves back in with father.

I really hope your father was smart enough to put an effective charge on the property to prevent you giving it all away to the first girl who looks your way.

OP has not been back. I'll hope after realising that giving away half of your house in exchange for fanny and sod all else is a really poor idea.

Men have been doing this, or similar, for thousands of years.

Women have been doing the reverse for just as long.
