    Read the small print carefully if you sign up. Might charge you for exiting the contract at the end of the term - and might have a long term in the first place. I'd want no exit fees, and wouldn't want to be tied in for more than 6-8 weeks at the most.


    As above, why would they pay over the market value, and why would the EA sell without fees (unless they're new and trying to drum up business).

  • Morning all - and thanks again for taking the time to reply.
    An update:
    Called and spoke to the Sales Manager last night and voiced my concerns. Apparently the EA (Choices) represent a couple of companies looking to purchase properties to rent out. They are willing to pay a premium for the right properties, particularly those not on the market - including going above the market value; "money talks" he says. Next course of action would be for the EA to come and have a look and assess suitability, followed by a second visit from a representative of the company. If happy, they make an offer.
    In terms of fees - the buyer pays, as opposed to the seller. Said it's been their business model for some years and is a bit of a USP for them.
    Still sceptical but slightly less so now that I've spoken to the chap. Can't help but feel there's a catch - house value is approx. £300k; letter states they'll offer in excess of £335k. Wouldn't be too surprised to hear something along the lines of "Well, they'll offer you £310k now, but if you market through us...."
    We'll see.
    On a side note - Christ on a bike, is stamp duty extortionate! When we moved in as FTB's 6 years ago we didn't pay a penny - think that was due to the value of the house then? Can't remember. £8,000 now for what we're after! I know that's probably been eclipsed by a good portion of people on here but damn!

    Endorse that; our last 3 valuations varied by 14%; and we sold almost at the top one

    When we bought our current home we paid over £50k stamp duty. We won't be moving again!!!!

    We have been collecting letters for years that arrive from time to time from a company that wants to buy our house for cash. We are waiting to see how many years the letters will come for before someone at the company realises that it is a waste of time.

    If someone is sending letters about buying houses for cash you have to think about what is in it for the buyer and the sender.

    I don't understand the bit about "those not on the market" it makes me think that they are trying to get people who don't know the true value of their home to sell it to them for cash and cheaply. Investors do not pay more for a house than it is worth on the open market. So if it says that they do then you are going to have to be very very careful about dealing with these people.

    If you are thinking about moving put the house on the open market to find its true value. If the investors still think your house is suitable they will still offer you cash for it.
