When we moved 3 years ago we rang London & Country mortgage brokers because they were recommended on MSE. We had an old IVA and weren’t sure if we could even get a mortgage or enough to move. They actually had a department for people looking for a remortgage with bad debt (not that you need that) and I expect they have seen every situation going. They were great and we used them to remortgage last year too. It’s free and all done over the phone which might be easier for you to fit in over the hols than a physical appointment.
I love reading about your walks and time on the beach with the children.
I've used L&C before and they were brilliant. I thought that we were a lost cause but they sorted us a mortgage with very little hassle. I intend to use them again when I get this business with my ex sorted.Not giving up

I have looked on the London and Country website...I spotted the number to ring and the number for the dept you mentioned Xpender. I will try to ring in the morning. There was an interesting section on the website that showed how much the existing mortgage would be on a repayment basis ( Its currently interest only ).
Today has been a pottering sort of day. Two loads of washing went on the line including a pair of curtains. One of those summer holiday jobs ticked off! The TC, for some unknown reason, made a one off payment so I used it to pay for a new tyre as the existing one was looking decidedly worn and paid a small chunk off a debt.
Some decluttering done, including two out of date seed catalogues.

My mum went home today and DD1 returned from a trip away. It has been good to have some time with my mum:).
I made a list of things that need sorting out/ replacing which was sobering. The oven I think, is probably top of the list. It has tripped the electricity a few times now which isn't good but to add to it, DS1 knocked the door with something he was carrying through the kitchen and managed to knock a chunk off the handle which has resulted in heat escaping whenever the oven is on. It also knocked out the lights on the temperature dial so I have no way of knowing what temperature the oven is operating at. I do use the oven regularly so need to get this sorted as soon as I can.
Made payments of £110 towards debts. Not a lot, but every little helps.
Trying to get as much washing sorted as possible while I have the time. Amazingly the washing has dried on the line, despite the showers. I started to cut the grass last night but ran out of light so must finish that in the morning. I can't believe we've had 2 weeks of the summer holiday already. Time goes so fast!
I contacted my main pension provider on Monday, having requested a CETV figure for the solicitor in April. I was told it would be done in 2 weeks but had heard nothing since April. Since contacting them, the figure is now in the post apparently. That should be all the solicitor needs now in order to complete the consent / financial order.paydbx2025 #26 £890/£5000 . Well today has been a case of 1 step forward and 2 steps back. I confess it has taken me 4 days to pluck up the courage to ring London and Country. The adviser was really helpful but clearly lending criteria has changed a lot since I last applied for a mortgage. It doesn't look likely that I can get a mortgage because my income is too low in relation to the number of dependants. The only way I could increase my income is to either take on a second job or increase my hours to full time but balancing that with juggling my family, particularly the younger ones, would be too much. Balancing the days I do at the moment is stressful enough. Not sure what Plan B is yet.
I thought I'd go back and try to get the high interest window loan onto a lower interest rate by taking out a personal loan to cover it but unfortunately despite the advert being 3.1%, the rate I got on applying was 17%. I guess it's still less than the 23% currently being paid but was hoping I could get a significantly lower rate.
I've spent the afternoon in the garden, finishing off cutting the lawn and weeding the paths. It's amazing what grows in the cracks of the paving slabs, including self seeding pansies. Next some brambles got chopped back, but not before some blackberries had been harvested. It started to rain quite heavily by 5, so I concentrated on the kitchen. DD3 found a way to tell the temperature of the oven by shining her phone torch onto the dial, which allowed us to just make out which temperature it was on
. Chocolate cherry brownies, blueberry muffins and a loaf of apricot and banana cake were duly baked. I haven't had a good baking session for a while, so was enjoyable. DS3 was busy "helping"!
Made a payment of £4.22 to the credit card as I realised it brought the balance into the next 100. On a positive note I discovered I have £11 in a Paypal account. I happened to find the log in details and thought I'd better check.

Oh HSL I'm sorry. I can't believe it. Did you declare all your dependents as surely the older 3 wouldn't still count on there as they're not children anymore?
With loans I know you can find out if you'll be accepted and what rate on nationwide and halifax without being credit scored. I'm sure there are others but maybe your best bet would be a money transfer credit card?
I don't blame you for feeling despondent. I definitely would too. Is there a lot outstanding on your current house? Could the solicitor make your ex pay down a chunk of the mortgage or pay support that could be counted as income?
You did the right thing finding comfort in cooking and the garden. Sorry it hasn't worked out to be reassuring but more of a puzzle. You do so well and manage your money so well they would be mad not to lend to you. Keep going xxxxLoan 1 £5200/£8000
