smashed window tonite rented house need advice

Hiya about an hour ago so idiots have chucked a stone and smashed my bedroom window i live in rented house, i cant get hold of landlady she never has her phone turned on at the weekends i have text her tho she dont have answer machine on her phone grrrrrrrrrrrr i dont know what to do about the window i have sellotaped a black bag round the smashed window but i dont feel safe as its biggest pain of glass that has broke.
Should i get a glazer in tomorrow if there no reply from landlady and do you think that they would bill my landlady.
never had anything like this happen to me before.

    Glass is your responsibilty, I suggest you remove any dangerous glass and call in glazier and get it repaired at your own expense.
  • The landlord will have buildings insurance surely as you never did it she should claim off them to replace the window. I would keep ringing her.

    It's not buildings insurance - it's probably contents if anything.

    My tenancy agreement also states that I am responsible for glass.
    Everything that is supposed to be in heaven is already here on earth.

    Fixed glass in the structure - i.e. windows - is covered by Buildings Insurance. Only internal glass - like mirrors, interior glass doors, glass doors on kitchen units etc - is covered by Contents Insurance.

    In this instance it will definately be down to the Buildings cover and not the Contents cover.
  • Is it a sealed unit (i.e. double glazed)? If so they are quite cheap to replace, I paid £15 for an opening window earlier this year. Easier than conventional windows, no putty etc.

    I have the Endsleigh insurance policy for tenants
    And that gives you a 24 hour number to call ... and in cases like broken windows/doors etc, they will send somebody straight out to fix it... so you don't have to wait for the landlord to do something and can sort it out with them later

    Did you insure with Endsleigh?

    I know I forget policy details when I'd be in a position to claim.

    That would surprise me. As it was a hostile act.

    If I broke a window or a visitor of mine. If I were in any way resposible, then I'd feel I should pay.

    But for a common scrote passing and lobbing missiles, I'd say that was buildings insurance. So the landlord's responsibility.
  • thanks for replies just found my tenacy agreement it dont say owt about windows, i cant afford it not got insurance either, its a single glazed pvc window.
    I will just keep ringing my landlady.
    Im too scared to go to bed incase they come back.

    Make sure you report the incident to the police and obtain a crime number, if you have contents insurance then go ahead and get the repair done, if your landlord gives you any hassle then refer to your contents insurer for free legal advice, they will notify your landlord that the responsibility lies with the builds insurer and not you as the tenant and fight your case for you and ultimately recovr your loss, this however may draw you into an adversory situation with your landlord so weigh up the options first. You will not have to pay an excess for the legal advice by the way.

  • fingers crossed my landlady gets in touch and she will pay for it, if not im going down to B & q tomorrow and get them to cut me a piece of wood, no idea how i would fix it to plastic windows will work that one out tomorrow.

    I have already reported it to police, when i have sorted my money out as i recently had to finish work due to illness im going to look into contents insurance.

    Im just lucky that my car wasnt damaged as thats parked in front of window.
