    It's not nice having to skimp on things, then have bad things done to you.

    I hope your landlord calls soonest and gets it sorted first thing in the morning!

    I couldn't have slept at night without insurance. It started at £75 and I added a few extras I was too scared to do without (can't even remember what now!) and ended up at £98.

    But I've got special tenant insurance that covers windows/doors/locks so they are fixed straight away as landlords aren't available 24/7. And there's also some cover for landlord's stuff for some reason or other. I can't remember, all I know is I am insured right up to my buttocks ... which means, of course, I will never have to claim. Sod's Law at work!

  • thanks am ok its just so typical tho as i had spare cash start of week, so i ordered my son his wii for xmas..oh well
    Im deffo going to take out insurance next month and get the one for locks and windows never thought of that before.

    Im very confused here, Im sure you shoudl get contents insurance but why would you need building insurnace for a building that you dont own, Do you have any other way of contacting the land lady ??
    If it doesnt pay rent sell it.

  • I personally would have thought that the glass was the tenant's responsibility. AFAIK it is in Council houses.

    I personally would have thought that the glass was the tenant's responsibility. AFAIK it is in Council houses.

    It is a council tennants responsibility. But if someone lobs a stone through the window, get a crime number from the police. Give the number to the council and they won't charge for the repair.

  • im not getting building insurance, its contents im going to have a look at getting as i not got insurance at all and plus if i cant get hold of landlady and somthings like this happens again and if its not too much to add onto contents insurance im going to get window cover too..hope that clears its up.

  • You land lord is obliged to give you their contact details. Also their address should be on the tenancy agreement.

    There's a case study and criminal damage deemed to not be tenants responsibility.

    https://www.quidco.co.uk will give cash back so contents insurance very cheap.

    Legally you must be given an address; if you don't have an address rent isn't legally payable as you might be paying to wrong person. Plus if they try to keep the deposit you will not be able to claim it back.

    I suspect your LL is on the fiddle with tax.
  • Last year my tenants broke the the window (kids playing darts in the garden!). They agreed it was their responsibility but, as money was tight, I paid for it to be replaced at a cost of £320 and they agreed to reimburse me.

    As a gesture of goodwill and against my better judgement, I claimed off my buildings insurance stating that neither I nor my tenants knew how the window had been broken. They refused to refund me the £100 excess :mad:.

    Soon after they fell behind with the rent. I reported him to the police when I heard him beating his wife and he was arrested. The embarrassment must have got the better of him because they moved out within weeks. I was out of pocket to the tune £340 plus every room needed to be redecorated, a couple of internal doors replaced and lounge, dining room, bathroom and loo carpets needed renewing. They'd also broken the dishwasher and fridge. It took me 2 months to get the house ready for a new tenant. One day Alan and Linda B, I will find out where you live. ;)

    Normally, glass is the responsibilty of the tenant but you could appeal to their better nature. Return their kindness and your tenancy will be better for it.

  • oh thanks i didnt know that, my agreement is just typed thing with whats my responsibilty and how long notice she required etc its just her name and mobile phone number, when i pay rent its just a receipt i get from standard receipt book you can buy for anywhere.
    still no joy with her, just rang local glass company its gonna cost £10-12 for new glass im going to get a piece and have a go at fitting it myself, cant be that hard i presume i just take the beading off from the inside then pop the glass on then the put the beading back, well thats what i plan to do lol
